Peckham Village - the new East Dulwich?

From The Times:


...Bellenden Road. ?It thinks of itself as East Dulwich,? says one local estate agent. ?It has street upon street of lovely Victorian houses with gardens and a shopping parade.? Nunhead is similar but ?sleepier?... Young professionals are arriving from the more expensive Clapham and East Dulwich.

I think Peckham Village is the name they gave to part of the redevelopment of the North Peckham Estate and is not the Bellenden area (which tends to be called the Bellenden Road area!!!)

"In Peckham, south-east London, famous for Del Boy and Rodney, you will now find Peckham Village. It's the name given to a redevelopment of formerly tough estates into low-rise housing with gardens, but it doesn't cut any mustard with former estate agent Steve Wright.


"If you said you lived in Peckham Village, you would expect to find a duck pond, everyone playing cricket and knowing each other in the village pub," he says.


One local resident was less kind: "It's a dump. You can call it Peckham Village. You can call it whatever you like. It's still a dump," she said.

It's made all the more silly by the fact the Peckham was at one point a village, then in the 19th century grew rapidly to be a town centre with a major shopping parade and has remained urban ever since.


Perhaps the estate agents are trying to re-establish the role of village idiot?
