loft conversion advice, architect and Dulwich Lofts

Hi there


Few questions about loft conversions: has anyone ever had one done that has come in on budget and on time? We are considering it and was wondering if the inital quotes are ever realistic (and if not how much more you should have in hand), and when they say fit finished in 6 weeks - surely it is more like 3 months?


Also, has anyone ever used Dulwich Lofts? Any thoughts on them?


And can you recommend a good local independent architect.

The work itself should come in on budget. The price should be agreed and signed up front.


However, there are other things which won't be included in the quote - decoration, doors, tiling, extra electical work, etc. You'd need to have at least 5k extra available.


Ours took 3 months, but that's including christmas in the middle. A couple of months would sound realistic.

I am about to kick off on a loft conversion. Quotes given to me say about 8 to 12 weeks for planning permission (if needed) and to get everything planned and scheduled, then a similar time to actually build the loft.
