has anyone investigated renting out a spare bedroom during this period as the x country equestrian event is being held at Greenwich Park....are there any specific rules to doing this?

Yes there are.

The horse must clear all the jumps with the rider still intact.

Any deviation around the jumps or a round in which the jumps are taken in the wrong order, will have a points deducted.
