Extra Large Double Room in East Dulwich

Our housemate is moving back to Dublin, so we have a room to rent in our house. It will be available from the 17th of July (move in date can be a little flexible).


Details of the room:

It?s a VERY large double room on the second floor of a two-storey house. Size: 11"12in by 16"3in. The only furniture staying is a wooden wardrobe. In the room there is a double bed, sofa, shelves, table and chair (not the furniture in the picture) available for ?250 too.


Price: ?705 a month (fixed for the next 18 months), plus bills of approx. ?80 a month.

We are with Ludlow Thompson, who require ?180 for reference checking, admin fees etc, plus a month?s rent, plus a deposit of ?877. 50. The deposit will need to be paid to our housemate who is leaving. You?ll need to sign a lease contract. They will also need to do a reference check, and you will need to provide 3 months? pay slips, 3 months? bank statements, proof of id and proof of address.


Details of the house:

We live in a two-storey house in East Dulwich (zone 2), we have Virgin TV and internet. Three bedrooms and the bathroom are upstairs, and on the ground floor is the living room, a bedroom, a separate loo and a large kitchen. We have a cleaner that comes once a week to clean the communal areas and hoover the bedrooms.


The house is situated less than five minutes from East Dulwich Station (London Bridge is 12 minutes away) and is also super close to lots of bus stops (37, 40, 176, 185, 484). Denmark Hill is a short bus ride away and trains go to Victoria, all stations to Bedford and Sevenoaks. You can get the Overground from there (or from Peckham ? three minutes on the train) to all stations to Clapham Junction, and all stations to Highbury and Islington. So we?re really connected! Oh and Lordship Lane is just a stumble away!


Details of the housemates:

We are three friendly professionals (1 guy and 2 gals) aged between 31-41. We all have our own social lives but like to chill out at home when we?re there and grab the odd cheeky drink together. :)


Details of you!

Ideally, we are looking for someone in their late 20s and upwards. Must be professional, non-smoker, capable of cleaning up after themselves, chilled out, and used to the normal considerations for a shared house. No Couples Please.

    • Nauris and his team have done fantastic work in our garden for the second year. Last year, they sanded, oiled the deck and did an immaculate job of paving the area around the deck. Then two weeks ago, I asked Nauris if he could build a garden shed, sand and oil the deck and paint and repair the fences. Again, another excellent job and he was great at fitting in a couple of small fixes. We are really pleased with the shed which is well made and painted and blends in well to the garden. Nauris is really respectful and always left everything tidy in the evening and spotlessly clean at the end of the job. Nauris also provided a clear quote for the work at the beginning.  I recommend Nauris Graudins (and his team) very highly - [email protected]  
    • So who actually checks that the above is followed - are there going to be "surprise" inspections ?
    • We have used Aria and AFE Plumbing for many years on a number of jobs - installing new taps and showerhead, unblocking pipes.  He is always quick to respond and able to swiftly attend to the issue, easy to communicate with, and makes sure the job gets done. Definitely recommended. 
    • Well you've said i'm taking a pro cash stance too far. Perhaps not twisting- i used the wrong words but you are putting words in my mouth no? I'm not one for tech, that's for sure but how do you come to the conclusion i'm pro cash? I merely pointed out that cashless and using cards / card readers/ oyster readers/ and other terminals etc aren't risk free. If i was pro cash i wouldn't be using a card on occasions. Indeed. You can say that again. Irony and self awareness not your strong point is it? Indeed. Just as well you're not the judgemental type hey!!   What a strange and arrogant entity you are.
