Private landlords deliberately charging less than market value?

Hi all,


I'm a journalist who is looking for case studies of private landlords consciously charging their tenants less than the market rent because they think that market rent prices are extortionate. For example, my landlord charges ?1340 per month for a three bedroom house near ED station which is well below the normal rental value of the area. Another example, a friends dad rents out three bedrooms in his house in Hackney for ?400 p/m for each bedroom, again well below what you'd normally pay in that area.

Yes, I know such landlords. Generally they fall into one of two categories. They either don?t have a mortgage on a property bought many years ago for ?30k or less so can pass on these savings, or they are not declaring their rental income to HMRC.
