Hi - I just want to recommend Matthew Hanson and his brilliant team of builders, painters & decorators.


I needed a re-paint of my entire 1-bedroom flat recently - I was very impressed at how efficient they were. I told him I needed the job done quickly so he got three guys in there straight away - they worked solidly over the weekend and did a brilliant job. I also needed other bits and bobs doing - re-grouting wall tiles, laying floor tiles, and replacing light fittings - Matthew's team did the lot.


Matthew's communication with me was excellent - whenever I needed to discuss something with him he was at the end of the phone or text message. I changed my mind on a couple of things throughout the job (e.g. type of floor tiles for instance) and Matthew was really patient & flexible, giving me quotes for the various different options I could choose.


I couldn't have been more happy with the quality of the work they did, and would highly recommend them.

Matthew Hanson and his colleague also decorated our front bedroom, he and his colleague were very professional and helpful. They were very tidy and did a great job in the time they had said that it would take. I would highly recommend them, we will be using them again for some more decorating.

We have just had several room decorated by Matthew Hanson and his team and would certainly recommend them. The quality of the work was great, Matthew was very fair on pricing and did little extra jobs at no extra cost when he saw they needed sorting out. He made the whole process very painless.

I left a message on Matthew's phone and he got back to me that evening. He was very helpful and arranged a visit to quote the job the same week. The job was then booked in and completed. Very professional, swift and reliable service. I will use Matthew again if anything else goes wrong in my property!

I would also like to recommend Matthew Hanson and his team (especially the brilliant Kris). We had a new downstairs toilet fitted under the stairs which took some planning to make it work as it wasn't the easiest of locations but they did a great job. Also had them re-tile the walk-in shower and replace some of the wall tiles in the bathroom and re-paint the lot. Came when they said they would and got it done in good time. I have subsequently had them back to do some light fittings and fit a cooker.

We've just used Matthew Hanson and team for a third time and once again were very happy with the work and the price. Over the last year they've tackled plastering (including excellent ceilings, thanks Pepe!), floorboard replacement and various painting and decorating. They clear up properly afterwards and are as unobtrusive as it's possible for decorators to be, important as we work at home much of the time.

Just to add to the earlier praise, I can heartily recommend Matthew Hanson and his team for decorating and electrical work.


Great work, communication and reliability; and thoroughly pleasant and fair. I definitely intend to ask them to do more work in the future.

Adding my recommendation to Matthew and his team. He did some plastering, painting and tiling to finish off our kitchen and we love it. He also sorted out quite a few strange things we had - exposed pipes or unnecessary panels - he understood immediately what we wanted done with them and knew where to get on with things and when to give us a call to discuss. He made the whole process really easy. I've recommended him to my neighbours and we're going to have him back to sort out another few rooms before Christmas!


Post edited to add: Matthew has since been back to strip, sand and varnish some wooden floorboards in one room. They were in a sorry state before, and I can't believe it's the same floor now! A really great job, reasonably priced and the place was left perfectly tidy afterwards.

Its been a pleasure dealing with Matthew and his team. He's carried out both big and small jobs for us as well as source very good plumbers for us and all have been of the highest quality. He's also given us some good advice on how to tackle a few building work issues in our house.


His costs have also been very reasonable.


My wife and I will certainly continue to use Matthew's building services. He's been efficient, upfront and honest and thorough. A pleasure to deal with.

Another recommendation for Matthew Hanson and his team, we had our bathroom completely refitted and the results look fantastic, the quality of the finish is exactly the high standard I was after


Despite hitting a few unforeseen problems along the way (as every Victorian house tends to have) they kept us informed and worked longer days to ensure our bathroom was finished on time to minimise the disruption to us.


No hesitation to use them again in the future

For any building or painting work needed in East Dulwich I cannot recommend Matthew Hanson enough. Matthew and his team built my kitchen and painted and kitchen and hallway. They were prompt and efficient and the standard of work is excellent. I already have them lined up for the next painting and gardening job!

Just before Christmas, Matthew and his team redecorated several rooms in our house. This is the third time he has done work for us. As with the previous two times the work was to a high standard, reasonably priced and the house was left clean and tidy each day. Matthew is very good at giving advice on decorating options for awkward corners, and he and his team can do virtually anything you ask of them. Highly recommended!

Last autumn (2016) Matthew Hanson and his team renovated our seriously outdated kitchen, which entailed closing up a door, creating a new window, building French doors from an old bay window and re-doing all the electrics and plumbing on top of installing new units and a floor. They did a fantastic job, and Matthew and his team leader, Kris, responded promptly whenever we had questions or ran into unexpected problems. The builders arrived on time, were highly skilled as well as courteous and easy to have around the house. We are thrilled with our new kitchen and are about to have Matthew back to re-do our front and back gardens. I recommend his company very highly.

I am happy to recommend Matthew Hanson co. on this forum. It took awhile to get the job booked in but worth the wait. I had my hall & downstairs bathroom floors tiled. Not a straightforward job, there are many corners & doorways, in addition the floor had to levelled with screed. I am really pleased with the outcome, a very neat job!

Matthew and his team completed a 'side-return' kitchen extension for us in 2016. Matthew is a good, honest builder and a nice man to boot (a rarity!). There were a few bumps along the way as there always are in projects like this (unexpected rot in joists etc), but we are so pleased with the end result. Matthew was always available to help problem solve, suggest solutions and keep the project on schedule and budget. In addition to the building work he also oversaw the renovation and re-landscaping of our garden and re-decoration of the whole house. Oh and tiled our hallway floor too! His team of builders are very polite and considerate and were always very aware of any disruption to our young children. We would work with him again.

This recommendation is overdue. I was faced with a full house refurbishment project this time last year (April 2016); rear extension, loft conversion, reconfigured internal layout and external landscaping. I chose Matthew and his team ahead of three other contractors mainly due to his ideas, enthusiasm and commitment to the project even before I had decided on the final contractor appointment. If you are interested in fine quality of finish and attention to detail then you won?t be disappointed; we had major building work completed as well as bespoke woodwork and intricate tiling all finished to an excellent standard. Matthew has lots of ideas and suggestions and is committed to work with you on your project to achieve the desired function or look. There are unforeseen?s and changes needed to even the best planned projects and finding solutions is strength of Matthew?s. If you are concerned about making a ?leap of faith? by letting someone work on your home then don?t be! I suppose what I would like this recommendation to convey more than anything is that Matthew and his team are polite, trustworthy and if they say they are going to do something it gets done. I wouldn?t hesitate to work with Matthew and his team again. Happy to be PM?d about any of the above.

Matthew and his team have just repainted the whole exterior of our 3 story house. It hadn't been touched for 9 years and window sills were rotting and falling away. The quality of their work is excellent, the team was very professional, considerate, friendly and super efficient. I would have no hesitation in recommending them. His number is 07939 530 699. Matthew and team did a fantastic job on my house - a full renovation (including some funky structural work that required thought and changes made to our architect plans / discussion with Building Control).


Always very responsive, polite and trustworthy, We lived in whilst they did the work and they worked around us - they were always polite, tidy and I found Matthew, Andras and team to be good, decent, trustworthy people.


I've since had them back in to do another small project for me and will do so again next year. I thoroughly recommend them.

I too can highly recommend Matt Hanson and Co. I have used him and his builders for a lot of building work over the last couple of years. Had everything from a completely new bathroom (with built-in cupboards, rainshower, underfloor heating, custom- fit marble vanity unit) to new downstairs toilet, electrical work, flooring, redecorated bedrooms and front door porch installed.


They do all the plumbing, electrical, decorating etc. You don't need to source separate tradesmen. They are friendly, tidy and I am really pleased with the final results. Will definitely use them again. Matt's number is: 07939530699 and email is: [email protected]

Matthew Hanson and his 'team' do not operate in a professional manner. Matthew agreed to undertake significant work for me in a house renovation and kitchen extension rebuild in 2016. Matthew does none of the work himself (just the sales pitch) and then a team of people who you have never met turn up to do the job. His 'team' don't speak English and therefore communication was difficult.


The quality of the work is low, I had significant problems throughout, most notably a new wall which Matthew's builders constructed which cracked a week after it was built. I had to dismiss Matthew halfway through the job as a result.


The new 'roof' that Matthew's company constructed over my kitchen extension was not properly built and is now leaking, 4 years after it was built. I am now having to replace the entire kitchen roof at a cost of ca.?5,000 to do a job which I paid Matthew to do properly, which he failed to do. Happy to provide photos and any further information regarding Matthew's business. I would be surprised if even 50% of these reviews on this thread are genuine.

I am truly sorry for the experience you had. I completely?accept that the work was well below our standard.?Due to too much work I passed this job onto a?subcontractor.?A decision I deeply regret and take full responsibility for.


I know how difficult?it is to find someone you can trust to work on your home?and?I have spent years developing a capable and experienced team so as to minimise?potential?complications. Unfortunately, sometimes things do?go wrong and, if this happens,?we always want to put them right. I?did offer?to rectify this work at my own expense, which you declined. I understand and respect that choice as your bad?experience broke the trust you had in us. I do feel professionally frustrated?that we weren?t able to resolve?this.


In response to this experience we no longer use subcontractors and have reduced our workload so as to be able to maintain standards.


This obviously doesn?t resolve things for you and?I apologise unreservedly to you for the stress that this must have caused. The offer is still open...

I have never used this Matt's services and I don't know anyone writing here.

I just wanted to share my opinion on this: I understand a client's frustration in having paid for a job badly done, but it seems to me that the service provider, in this case Matt, fully agrees that mistakes have been made, and has even offered to redo the work at his expenses.


As a freelancer I know how long it takes to build a reputation and a clientele. We are humans, and we can all make mistakes, so I find it quite unfair that, having declined the offer to have the job redone at no expenses, the client now goes and taints the provider's reputation. Of course it is understandable and totally in the client's rights to do it, but I would have appreciated if the full truth gets told when there are posts like this.

It is not so common that a provider offers to redo the job for free, so I think some credit should have been given to this Matt in EastDulwich001 post.


I just felt the need to express my point of view.

    • A repetitive tried and tested cycle that seems to be slowing down in London thankfully. Brixton was the start. Councils consciously and purposely let an area decline until that area is next on the list for social and ethnic cleansing and ultimately gentrification. In come the first wave of arty/ creatives to squat and house share. A few coffee shops and cool but inexpensive cafe/ bars and art spaces open up. The crackheads, dealers and other assorted criminals who were once left to operate openly and brazenly to sell, shop lift, mug, beg, purchase,  publicly consume on decent folks doorsteps, stairwells,in bin sheds and without fear of the law begin to be targeted, rounded up and moved on. A few more jaunty and sustainable coffee shops/ bars appear . The Guardian and other facilitators in the media jump on the bandwagon, first claims of vibrancy are rolled out. Next step a few cool retro clothing shops pop up selling ' reclaimed Levi's for more than they originally cost and ten times the price of what the recently departed charity shop charged. Foxtons open a branch and the arty types and first wavers/ drivers have there first moan about there initially paltry rents going up. The guardian do a generic lets move to Brixton, Dalston, Hackney, Deptford, Walthamstow type double pager. Interview a graphic designer or two who have just bought a former crack den on the manor for next to peanuts. They will later bemoan the next wave who have more money than them. Cool, edgy and vibrant are now the buzzword bingo must use lingo. Few more coffee shops ( how original ) Pop up everything,. Organic and sour dough move in. The night time economy starts to thrive, more cool bars and eateries open. More squats and the last crack house that was once one of many are cleared out. Second wave is around the corner.   All of a sudden there's a visible police presence again and the streets are safe for fun seekers with plenty of disposable cash to chuck about on a dose of vibrancy with added coolness. By this stage even the locally brewed beer is organic. There's queues outside the newly arrived organic, sourdough, artisan and sustainable bakers. Instagram has Brixton trending. The greasy spoon of thirty year has gone cause the lease is up and the landlord has hiked the rents up by 60/70%. Followed by small family run independents that served the community  for decades and more.  The local characters, activists, eccentrics are getting less and less. There's a new show in town for a week or two and until the next brand arrives. Brewdog move in. Former job centres are converted into bars but peak edginess means it's still called the job centre. Followed by a couple more chain eateries. The resident DJ'S and music venues are replaced by another generic brand boasting guest chefs. The Guardian lifestyle section is now on it's fifth or sixth orgasm. Turn a few pages and hypocrisy is rampant with articles on the evils of gentrification, foxtons, capitalism, social cleansing and unaffordable housing. The middle classes continue to arrive in there droves to buy into the vibrancy and multiculturalism supposedly on offer. There isn't much multiculturalism going on at the packed latest place to eat, drink and fart. The multiculturalism on show comes in the form of bar staff, doorman and cheap as chips uber drivers and delivery workers. Rice and peas, jerk everything, red stripe at six quid a can from some hipster haunt that is currently flavour of the month and the place to be seen. The first wavers are now blaming the latest hedge funded brand that's pulled into town for driving gentrification and there soon to be hastened departure to be first wavers again somewhere else. Less cool but up and coming here we come. Covid has certainly helped/ been a factor in slowing down the process of gentrification. I also think it may be the driver for almost putting a stop to it. Remote working, less need to move to London to be near an office, less disposable cash, sky high rents, worthless degrees that relied on that disposable cash , different priorities, knife and gang crime and a large dose of much needed realism has put a huge spanner in the works for the shitty process and cycle that is/ was the gentrification and social cleansing of working class London. Manchester and Liverpool is next on the list for the planners. Thankfully.
    • Can you just queue up to withdraw cash or are other transactions like stamp purchasing required?  Do M&S do cash back?
    • Or don't stop using cash. Stop using your phone or even your watch as a banknote. At the same time avoid the risk of having your card cloned at cash points, by hand held card readers, oyster readers and point-of sale terminals to name a few. God only knows how much damage we're doing to the planet because all the above must require a hell of a lot of resources and juice from the grid. It won't happen though. I know of quite a few people who deem carrying cash about as a pain/ chore. But not a big lump of plastic with a screen and full of personal information that can be easily gleamed. I feel the same about carrying a phone about so i don't most of the time. I'll be in the minority but certainly don't see or treat a phone as a necessity.  You can't get a banknote out of your sky rocket with a phone in your hand. It's become a source of dopamine for many. It's an addiction for many. They're an easy target for thieves. They're a godsend to cyber fraudsters who are stealing billions and are doing so without the need of cash points.
    • There used to be an Osteopath at The Gardens (not physio) but they have since left.
