Yes. Used them for our side return on Friern Road in 2015. Very pleased with the outcome.


Efficient, kept to budget and timings. They have specialist teams for all aspects of the work.


There was a very negative review on EDF at the time, which I spoke to them about - and as always there are two sides to every story, so I went ahead with them.


But it might to some extent depend upon which build team you get, as they have many. Suggest you call them and ensure you get one of their more experienced teams, which is what I did after above discussion.....


We had our own structural engineering drawings done first & separately - and Plus Rooms had to follow these, which gives added security that no corners are being cut.

Our neighbours are using them. The loft started at the beginning of October and the windows only went in last week. It has been a slow job.


Work has now stopped to the side extension just a few days after it started because Plus Rooms did not bother to do a proper survey. Despite there being a rodding eye outside the property, they did not discover that a sewer pipe runs along the fence, where they wish to erect a wall for a side return. The pipe is still sitting there (for over a week now) in the ditch they dug waiting for a decision on how best to proceed.


Tte workmen are from Romania and turn up in an unmarked white van. They are quite happy to work until 7pm in the week and over the allowed hours on Saturday - even when asked they continue to do so.


A wall to the neighbouring property has been left exposed by them since the beginning of December. The neighbour cannot see it from their property and I do not want to get involved so have not mentioned it to them.


The project manager for this major project has been with them for over 3 years and prior to that was a marketing manager for Renault. Rather concerning when you consider how major some of the work they undertake is.


Although we have a Party Wall Award, they have ignored most of the clauses in it and basically do what they what. They even failed to give us notice when they wanted to put scaffolding on our land and the first we knew of it was when we went outside and they were erecting scaffolding right over out heads.

We used them for our kitchen extension back in 2014. Would definitely use them again. The building team on our job were friendly, punctual, clean and tidy and did a great job. We moved out for a lot of the heavy work and were worried things could slip but our neighbours all commented on how considerate and tidy they were.


Only time things got a bit stressful was when the multi-layer work started when the electricians, plumbers and carpenters were needed; it got a bit chaotic and a bit like Hyde Park Corner at rush hour but that happens whichever company you use. I think this is because Plus Rooms use dedicated specialist teams rather thank Jacks of all trades to do the specialist work.

Sorry to hear you've had a frustrating time with them, but it sounds like the exception not the rule. We used them two years ago and are using them again now. They were recommended to me by a close colleague, and in turn I've recommended them to friends, neighbours and even clients who've used them also. And in all of those experiences, his is the first time I've ever heard a complaint about them.


We requested the same project manager we had on our first extension, and have not been disappointed, he's excellent and for someone who doesn't know the first thing about building work, regulations or language (ME) to have Alex be able to make it relatable and to get the most out of all the different specialist teams, is more like the standards I'm used to in my agency life than anything I thought I'd find with a building firm.


We cross quoted with both our extensions and noone had the same professionality, detail or project management expectations, and to their credit, Plus Rooms delivered on all of them, and to budget and to time. I think the other thing that makes me want to defend them is each time we've worked with them both the owners, brothers, Robbie and James, have made the effort to be a small part of the journey and the feeling of a family business that cares about you, and their teams, and the standard of work is something we really appreciated, and is worth speaking up for.

Excellent company, competitively priced, great PM in Alex and very good subcontractors. Followed the Party Wall process diligently. I found the "Romanian workmen" very friendly with a great work ethic but i suppose being the client i would say that!

We had quite a few of these larger building companies in to quote my loft however I found them to be quite regimented and scripted. The prices are competitive but I like to be more involved in my projects and what's happening to my property throughout.


I had used Hamilton Walters after getting there details from another recommendation from EDF. They were flexible and pragmatic about pricing and making it work on a budget and best of all, they were always helpful and answered any queries (not matter how novis) at all times.

We used plusrooms and Alex was our project manager last year and found them to be very professional and courteous. Works were on time and budget and have recommended them to several friends in the local area. Would also agree the workmen were very friendly and our neighbours even noted how considerate they were when she had any queries or concerns.

We got three quotes for our work - plusrooms weren't the cheapest or the most expensive. The quote was comprehensive and detailed but left room for unknown contingencies. We liked the fact that they were a family run company but that they had enough financial strength that if things went wrong we would be protected. We were given our own build team and project manager who stayed on for the entire build and was the contact point for any questions. We loved the fact you made scheduled payments week on week when work was certified as completed by the project manager - this meant we kept the build team incentivised to meet their build target and never paid too much in one go. The build remained mainly on budget, we asked for extra works to be done as the build progressed which plusrooms obliged. Timing wise, we were on or ahead of schedule all the way through. The end result is nothing short of amazing. We had a side return extension which has transformed the way we live as a family. Did we have a few snags along the way, of course, every build does, but they weren't major. Would I work with plusrooms again - without a shadow of a doubt. Great team, great build.

Were their guarantees, if any, insurance backed?

How can you be sure you didn't pay too much?

The problem with having a PM who works for the same company, is that it's open for them to 'overvalue' the works if it's in their best interests, e.g. cashflow issues. Having an independently employed PM avoids this conflict of interest.


Did you have to pay a deposit before any works commenced?


Were you asked for any monies in advance during the project e.g. for materials?

There are two major issues with Plus Rooms.


Firstly, they say they manage the project for you and they don't. We ended up speaking to the electricians and decorators ourselves as our project manage was on about 20 other extensions. If we ever do another extension we'd get a builder and project manager or just be prepared to do it ourselves as the Plus Rooms model doesn't work.


Secondly, some the contractors they work with are utterly hopeless. If you do go with them and they mention Kovacs Construction as the decorators just say no. They are ridiculously cheap but completely hopeless in terms of quality of their work and customer service.
