Opinions on PlusRooms

We are looking to do a side return extension. Plus Rooms are the only people I have had round to give me some different ideas but I just wanted to know what their service is like if you have had work done by them.

PlusRooms completed our side-return extension in December - just in time for Christmas as they promised. We're delighted with the results and I'm thrilled that a relatively small extension has made such a big impact on our living space.


The quality of their drawings and building work was excellent. It was particularly encouraging for us that the buildings inspector was impressed every time he came round for a site visit, and considering we stayed living at home with our two-year-old throughout the build, it was surprisingly pain-free.


We had a few issues with one project manager (who has since left the company) but PlusRooms took steps to put things right as soon as we voiced our concerns. We've gone on to recommend PlusRooms to friends and would use them again.

They have been working next door for six months. No safety, poor workmanship, never keep to a schedule or agreement, second rate work - pictures and correspondence to back this up if you require it. Just ask. There is a website Plus Rooms Disasters but they took it down but you can still see some of the last review. Makes for interesting reading

I would definitely recommend Plus Rooms. The major building work was very efficient, and the builders were friendly and considerate. I could usually get in touch with people like the project co-ordinator whenever I needed to. The finishing stages took a bit longer than I expected but it was all worth it in the end and I think the work was high quality.

We were fortunate that 4 friends of ours had used Plus Rooms for their extension projects and they were all thrilled with the outcome. We loved what we saw and invited Plus Rooms over to quote. It was immediately apparent that we would be going ahead with Plus Rooms.


Our initial idea was developed and then refused planning by our local council. This turns out to have been a blessing in disguise as we were able to downsize the plans a tad and incorporate some slightly quirky design ideas into the extension.


Pricing was adhered to throughout and paid within a simple structure: if a specified phase is completed that is paid for. As a result we were confident throughout that our budget would last the course. We did have a couple of pricing blips due to the predominately clay soil requiring 2300 deep foundation (for which we had been forewarned may be a possibility) and due to OUR decision to increase the height of our 4 sliding doors up to 2600mm: necessary and ideal both.


From the outset we were really impressed with the work ethic of the builders and their foreman. 8 to 5, 5 days a week and 8 to 4 on Saturdays. Strict lunch breaks and no constant fag and tea breaks. A balanced approach to work which proved really efficient. We enjoyed the company of the crews we met.


We used the electrician, plumbers, plasterer, joiner, painters and tilers as suggested by Plus Rooms. The quality and pace of their work was a joy to behold. We had ordered 1.2m square porcelain tiles which though challenging, to say the least, have been fitted inside and out perfectly.


We also went with their recommended Kitchen designers and fitters (EXCELLENT) and their recommended Sliding Door manufacturers and fitters who had to figure out how to deal with one of the aforementioned quirky design features. The quality of the work is superb. We are quite frankly thrilled.


My wife and I were fortunate to be blessed with the confidence of having seen 4 jobs done for friends of ours already by Plus Rooms. We always had confidence in the crews that Plus Rooms provided and that, we believe, transfers confidence to those crews. Now that the job is completed I can, wholeheartedly, recommend Plus Rooms. It has been the perfect example of money being spent to become something truly worthwhile.

We've just completed the second piece of work with Plus Rooms (this time was the loft extension, last time Kitchen side return) and they were just as great, if not better. On budget, on time and responsive, attentive and considerate throughout.


I think the real test of a firm like this is when the unexpected happens, such are the challenges of renovating a Victorian House, and they are so solution finding, practical and creative, it means everyone pulls together, avoids any stress and is transparent about costs and time.


Very happy to once again recommend the whole team, but a special shout out to Alex our Project Manager, he was such an asset the first time around, we asked for him this time and once again, we were not disappointed, he really kept the whole thing moving, kept costs down and even our 4-year-old daughter ended up a fan. Thank you Alex, if there was anywhere left to extend, we'll be asking for you again.

Not happy with Plusrooms. They are renovating next door to me and keep working outside the legal Southwark hours for building works. This despite the foreman assuring me it would not happen again.


They accessed my land without permission, moved pots and garden furniture and instead of removing my fence panel, sawed it in half so it is not reusable. I am about to escalate my complaint to their head office. Next step Southwark Council.

*UPDATE June 2017*


I am currently in the planning & preparation phase with Plusrooms. This is the 3rd building project I have been involved with, first with Plusrooms.


In April/May 2017, I experienced a delay in communication for over a month and subsequently reached out on the forum to see if anyone else had issues. I am subsequently updating the post to reflect the recent events which have been very positive.


Since then:


-I received a personal phone call from the company director, James Bernard who apologised and explained that an employee had left the company and so their was a period where they were stretched. Since then there has been a major improvement in communication. They appear to take feedback very seriously and so it was great to see this being acted upon.


-I also received a personal email from their team to apologise for the delay and explained what had happened.


-I have been working through the design planning with the design manager Vincent, who has been excellent. Many elements on our project are non-standard and have required some creative workarounds in order to preserve the architectural space. The turn-around on technical drawings has been remarkable.


Currently we are still awaiting planning permission, ironing out some design elements and the project is not set to begin until mid-July 2017.

We have just finished a build with PlusRooms and were thoroughly impressed with the entire service.


We did a side return on the kitchen, and this being our first build, we wanted to be sure we made the right choice when it came to picking the builders. From the first appointment to the feedback meeting at the end of the build, every representative we have met has been professional and helpful and just generally nice to deal with. Communication has been excellent - the PlusRooms project manager was onsite several times a week and always on email or the phone if we had questions - he did a great job at keeping us updated on all aspects of the build.


PlusRooms look after the whole build for you - this includes dealing with the architects drawings, the planning permission application, party wall agreements, build-over agreements, building regs etc. We both work long hours and to do this ourselves would have been tricky and exhausting - we were kept updated at all stages via email and phone and we met with the architect and spoke to PlusRooms at lengtha about any questions we had (which for first timers, were quite a lot!).


The costs schedule that we were given for the build the day after the first meeting didn't change, other than for changes that we made as we went along for optional extras e.g. bigger skylights.


The building team were great - they start early and work hard - often 6 days a week - and were a pleasure to have in the house. They cleaned up and were considerate of us living in the house during the build. We only had one issue crop up as part of the build and it was one that we had been warned about from the very start - out old kitchen floor was wooden and rotten and needed to be replaced as part of the build. This meant laying a whole new concrete floor - this was done quickly by the build team at a very competitive price. Even with this, the team still worked to the timetbale set out at the start of the process - we were very impressed.


We also used the plumbers, electricians and finishing team provided by PlusRooms - again all worked towards fixed costs that were discussed up front, all were friendly and worked very hard. The plumbers and electricans are required throughout the build and the communication between them and the building and finishing team meant that there weren't any delays waiting for one to turn up - it was all seamless.


Overall a very positive experience with all the people we dealt with at PlusRooms and the various contractors who worked on the build. The end result is fantastic.

Plus Rooms did a side return and loft extension next door. We had a party wall agreement which they totally ignored as did the owners. Scaffolding was erected without giving us any prior notice and it was erected right over out heads and on my property. The work did not keep to schedule despite the men working over and above the allowed hours by Southwark. They went on our roof and damaged it when they were not supposed to be on it and they erected the wall to the side return whilst we were on holiday knowing that we had not agreed to the measurements. We now have an extension that crosses our boundary line. They submitted plans to Southwark and attached the same to the Party Wall Award and then went ahead with other plans that they had not disclosed but that prepared.


I could go on and on or you could just come and see what they have done. In fact anyone interested is welcome to see for themselves and I have photographic evidence too.

We have also recently finished a kitchen extension with Plus Rooms. We had several quotes prior to appointing Plus Rooms and went with them as they seemed the most professional and gave us far more detail than any other company. What we especially liked was the full list of contingencies that were presented before work commenced. Unfortunately we did hit a lot of these, largely due to the age of our property, but there were no nasty surprises about which we had not been forewarned


We'd had a loft conversion at the same propery 18 months prior to the kithcen. Having had a pretty poor experience with the loft build what we also liked was the fact that Plus Rooms were hot on communication. Our emails and calls were answered swiftly by either our PM or the head builder. Work was also signed off on a weekly basis which meant that time scales and detail were kept as planned - despite us adding in a few more jobs.


The electricians and plumbers were also excellent. Plus Rooms electrician actually had to redo a lot of work carried out by Wren kitchens (our advice is do not use Wren kitchens ? but that?s a whole other story!)


Overall the project had a few bumps along the way which were not unexpected but everything was addressed swiftly and professionally and we are very happy with the end result. We would recommend Plus Rooms.

Bearing in mind it was your neighbour, Janet, who was mistreated by Plus Rooms and who posted the original thread, your review is most surprising. Plus Rooms removed Janet's fence and plant pots when she was out of the property so that she was unable to stop them and she consequently lost some of her land to you. They did something similar here three times. It could of course be a coincidence that we were on holiday when they illegally when on my roof and damaged it. Again it could be a coincidence that three months later when we were on holiday they built a wall crossing the boundary on to my property, having said they would remeasure but didn't. They waited. until we were on holiday before rushing the construction of the wall. If you care to take the time and look at Southwark Planning, you will see that they have a pattern of moving boundaries in favour of their client. We witnessed shoddy workmanship and poor management. They broke every term of the party wall agreement, knowingly doing so with the consent of the owners of next door but again that is another story like your Wren Kitchens. There was also an issue with bats that miraculously disappeared again whilst we were on holiday. I would strongly advise any adjoining owner where `Plus Rooms are working next door to be very very vigilant when it comes to boundaries because there was even a case where they moved the boundary knowing the next door neighbour was deceased and the Executor had a dreadful time dealing with the matter.

I have recently had a Plus Rooms kitchen extension


Positives

The quality of the overall build was excellent and on that basis I would recommend them.

The builder was very good and gave a number of examples on how to improve the design

The plumber and electrician was also very good.

Timing of project delivery was on plan and could not be faulted.


Negatives

Price wise they adhered to the budget apart from the electrical work which was hopelessly off. The initial budget set by the project manager was circa ?2.7k but then on discussion with the electrician the final price was circa ?6.4k.

The finishing team were hopelessly late

Another thumbs up for Plusrooms. If you're not used to building works, having a kitchen extension can seem daunting but I always felt in safe hands with them. The project manager and builder were excellent and I always felt confident the work was being carried out to a very good standard. The electical work did come in over estimate slightly and there were some small hiccups with the finishing (and I didn't use them for the flooring or decorating) but overall I was extremely happy with the service and wouldn't hesitate to recommend them.

We had our extension done by Plusrooms 8 years ago and we were very pleased with the work throughout.

BUT, over the last year we have noticed that the grouting on the tiled floor in the middle of the kitchen was changing colour. We put this down to age. Over the last week a noise in the kitchen wall started. We thought it was our neighbours boiler and thought no more of it. Now yesterday a small section of the skirting board fell away. On inspection the wall was damp. A plumber was called and a hole was made in the wall. He found two plastic pipes that disappeared under the flooring but no visible leak. He lifted the tiles up and made his way across the room, chiseling the concrete floor away after lifting the tiles. Eventually he found the fault. Instead of renewing the original copper piping they connected a plastic pipe to the one in the concrete and then concreted over the top. The problem is the copper pipe had a hole and has been leaking ever since 2010. The damage that has been caused is unbelievable.

Plusrooms have replied to our phone call via email and said that it is out guarantee and that the plumber no longer works for them. Our other emails have not been replied to as yet.

My warning is that yes the work they do looks good but what problems are hidden behind plaster walls and under tiled floors. Like us you may not know for sometime.

We personally found Plus Rooms difficult because they outsource all the work and essentially only provide management.


This causes two acute difficulties:


1) They are only as good as the quality of their builders and other suppliers. The builders were actually good but the decorators they provided (who did all the finishing) were atrocious to the point of borderline criminality.


2) They don't actually manage very well and often the interface between you and the supplier disappears and so you end up dealing with the third party yourself, so you end up wondering why you are paying Plus Rooms.


Other suppliers may be equally as bad so perhaps they are o.k?

    • It doesn't work as a commercial venture.  Bit churlish to say I told you so.  I told you so.  I'll send less greetings cards.  What pees me off is international postage where you can no longer send light letters at 10 grammes, normal ones up to 20g, now all at the much more expensive 100 g  Didn't we vote to take back control and price everything according to irrational units like ounces? That's some obscure humour btw   
    • Available from Monday April 8th 2024, 2on2Walkies take pride in doggie care and only walk 2 furry friends at a time. I make sure that they get plenty of doggie interaction and socialisation in the park as well as making friends. Back home happy and tired I always check that the water bowl has fresh water and always make sure the doggie is left comfortable before I leave. I'm fully insured and have a couple of slots available for local walks to either Peckham Rye Park or Dulwich Park.  Thank you!  
    • Why would they only send them recorded delivery? I used the signed for option yesterday.
    • > however I know I will have to prove it and provide a receipt,  both I can't provide. So what leads you to say that the dustmen have done damage to it?
