Hello All,


There has been quite a bit of speculation over the last week or so as to whether Brick House will be taking over the old ED Warehouse space, and whilst we have not yet signed the lease, we thought we should respond and say that yes, we hopefully will be.


Our plan is for 1 Zenoria Street to become Brick House's new home, housing our current business as well as a shop and cafe. A destination bakery where you can see what you eat and drink being made and baked on site. We will be offering a simple breakfast and lunch menu, as well as afternoon tea and tasty snacks and coffee throughout the day.


As Zenoria Street is residential, we are sure that there will be some concerns about trading hours etc, so we are very keen to allay some of these fears. Our proposed opening hours are 8am-6pm Tues - Sat, 10am-4pm Sunday. We are at present planning to be closed on Monday. We also would like to explain that we do not operate in the same way as many bakeries in that we do not work through the night. There will be a small team on site early in the morning baking, but otherwise the premises will be empty for the majority of the time outside of trading hours. We would also like to point out that everything we do is made by hand. It is not an industrial process, and we are a small operation (one delivery van that leaves the baklery at 8am every morning).


We are hoping to move our wholesale business into the site after Christmas, and opening the shop and cafe to the public at the beginning of Feb.


Finally, we just wanted to say that we are a local business in the truest sense, so we are hoping that we can count on the support of local community and forum. Brick House was born in SE22, my wife and I live just over the common, we employ local people, and we hope to help Lordship Lane to continue to thrive.

At what time does the "early in the morning" start? Is this the same as Tyrell Road?


Why have you not applied for a partial change of use to B1. Is Tyrell Road B1?


How are you getting on with meeting the fire regulations?


Have you any plans to make changes to the shared foul water sewer?

Thanks for the responses everybody.


EdHistory, as mentioned in our post, we do not work through the night. Our dough shifts (what you refer to us 'bulk bread production') take place in the afternoons from around mid-day until around 7pm. All our bread has it's final proof in a fridge over night, giving a nice and slow final rise. This is not only great for flavour, but it also means we don't have to work into the early hours.


Your other questions are matters for Southwark's planning department, not the forum.

You do realise that you don't have to queue - you can go elsewhere.

I do go elsewhere though I will try the new bakers.


I get my bread from Euphorium Bakery They have a branch Tesco Surrey Quays. ?2.90 for Rye/Sourdough


It will be more convenient to have somewhere local if not doing a weekly shop.

    • Nauris and his team have done fantastic work in our garden for the second year. Last year, they sanded, oiled the deck and did an immaculate job of paving the area around the deck. Then two weeks ago, I asked Nauris if he could build a garden shed, sand and oil the deck and paint and repair the fences. Again, another excellent job and he was great at fitting in a couple of small fixes. We are really pleased with the shed which is well made and painted and blends in well to the garden. Nauris is really respectful and always left everything tidy in the evening and spotlessly clean at the end of the job. Nauris also provided a clear quote for the work at the beginning.  I recommend Nauris Graudins (and his team) very highly - [email protected]  
    • So who actually checks that the above is followed - are there going to be "surprise" inspections ?
    • We have used Aria and AFE Plumbing for many years on a number of jobs - installing new taps and showerhead, unblocking pipes.  He is always quick to respond and able to swiftly attend to the issue, easy to communicate with, and makes sure the job gets done. Definitely recommended. 
    • Well you've said i'm taking a pro cash stance too far. Perhaps not twisting- i used the wrong words but you are putting words in my mouth no? I'm not one for tech, that's for sure but how do you come to the conclusion i'm pro cash? I merely pointed out that cashless and using cards / card readers/ oyster readers/ and other terminals etc aren't risk free. If i was pro cash i wouldn't be using a card on occasions. Indeed. You can say that again. Irony and self awareness not your strong point is it? Indeed. Just as well you're not the judgemental type hey!!   What a strange and arrogant entity you are.
