Park Hill Properties at it again

Park Hill is at it again. This time they want to develop 7x flats on top of the esph building on Lordship Lane. This will involved building an additional level to make it a 3 story building + putting roof terraces on the second level. Being an owner of a nearby property I personally will have objections for the additional parking problems it will create in neighbouring streets, not to mention a potential loss of privacy to my property.


I don't know if this is coincidence or not but the consultation has come out rather conveniently at holiday time when many people won't be reading, or more importantly, objecting. I can understand the frustration. Parkhill is also developing several flats above Whitestuff and has recently lost or thrown out his chief builder for whatever reason.


How will the development above ESPH affect the gyms business though? It will be undoubtedly noisy if they get planning permission and the gym seems to be getting busier.

Thanks for that Max, the word is that he is a very tough Landlord, as you know . Choose your landlords wisely, i say.


Will you still be taking on more gymgoers or have you reached your max as you have mentioned in the past that you have a ceiling when it comes to members? Also, what happened to the steam room? Is that going to happen?

I don't know if they take objections from people outside the area (I live in Forest Hill) but I've sent off an e-mail with my objections as a gym member - I don't want to be working out in the middle of a building site!

as a member of your gym , and a very happy member am surprised at this move by the landlord.I agree wholehartedly that the gym is an important asset to the area . Perhaps a petition could be set up for members to sign to support you against this planning application

We have space for 100 more members at the moment. And more when we open up the new pilates studio on the first floor. As for the steam / sauna which I know is dear to your heart, we have ascertained that it is structurally feasible and have drawn up plans. We now need to raise some more money before we can do it. The plan is to do the work in the autumn (all being well).

I have had one business association with Parkhill, and on the morning of a business lease being due to sign and all looking well, he pulled out to give to a colleague and left my business without trading premiss with only 1 week left on my old lease.


I can categorically say they have the morals of a gnat and clearly rides rod-shot over all in their path.


I do take great pleasure knowing he has paid a fortune for property at the top of the market which will eventually hurt the profitability and cash flow of the business.

I've heard of this developer and it finally hit me, but I can't find exactly where I read it. Apparently they own dozens of properties in Camberwell that they sit on. Can't find where I read this but I have seen a couple of their small signs on buildings around the green near a bus stop. Will check again. Are they speculators? Is this how they did it on LL - sat on it for a while?

An application for residential units on this site went to appeal several years ago and was turned down. It's difficult to see what might have changed to suddenly make this a good idea.


An application for nine units put in at the end of '04 was also withdrawn. The owner may be hoping that attrition will work in this case.

I have just spoken to Sonia @ the planning office and the application has been withdrawn - unfortunately not because they have given up but because they are reconfiguring the ground floor access. Her opinion is that the developer is trying to achieve too much out of the site and will not be able to do this without significantly affecting the gym downstairs. I also live on bassano street with a top floor flat with roof terrace which would be overlooked by the new flats which i have obvioulsy objected to - unfortuntely these would probably have to be re-sent when the new applicaiton is lodged.

It's nice to know i am not the only one looking at the plans with a degree of trepidation on that street.

    • Just wondering- what were they arrested for? If you remember 
    • Cyclists certainly do have a bit of a perception problem at the moment and when I cycle I see a lot of examples of arrogance and ignorance that gives all cyclists a bad name - it does seem that many cyclists have caught the entitlement bug many drivers seem to have.
    • But Spartacus didn't mention the significant amounts of land being used for car storage - that was most definitely you.   And I am afraid when you apply your same measure to other transport uses (like cycleways and cycle lanes - Malumbu is your stat on the 360 kms of cycle network cycleways or cycle lanes?) then it most definitely is relevant for the debate.   Should we assume then that if all this ULEZ money and government bailout money is being poured into TFL then the system is, financially at least, broken or is it a case that the money is being mis-spent (like the DV junction project)?    
    • Contact your SNT (police). An old friend of mine (now deceased) was a 'victim' of a door to door scam some years ago. He mentioned it to our local SNT police officers who found that several ED residents had been visited by these ;salespeople. It was arranged that my friend asked the scammers to return on a certain day and time when he had some money to purchase their goods. Police in plain clothes outside in street watching. with a uniformed officer in the house - scammers returned and were arrested.
