Sewer beneath Pellatt road

Does anyone know anything about the sewer that runs beneath Pellatt road? Any residents know if this could cause problems with subsidence or affect our chances of getting planning permission for a kitchen extension? We are close to completing on a property on this road but just found out about the sewer and are worried it could prevent us from doing a side return. Does anyone know of any issues with surface water or sewage leaking too? Many thanks.

The main Effra Branch Sewer passes along Lordship Lane but I don't think it goes down Pellatt Road. Maybe there is another sewer underneath Pellatt Road, probably only a minor one though.


Courtesy of John K, I have some detailed maps which are way too large to upload. These show the Effra Branch Sewer as it heads NE from Dulwich Village (junction with Court Lane) over fields to join Lordship Lane just north of Elm House i.e. roughly where Colwell Street joins Lordship Lane; on the way, it crosses what is now Townley Road roughly with Beauval Road. The sewer then follows Lordship Lane past Blackwater Cotttage before crossing Lordship Lane at North Cross Road to head NE to up with East Dulwich Road just past Crystal Palace Road and then heading off to Nunhead. Attached maps may help and the link below is an appropriate map from about the same time.

I think you are referring to the very large water main that was run from somewhere West (Mitcham way?) to Honor Oak reservoir several years ago. It is deep and large. They came round inspecting houses and taking pictures to avoid claims for any subsidence claims from the boring for it's installation. Cuts through around the Landcroft Road / Pellatt Road junction area heading in the direction of the Great Exhibition.

I'm with mikeB.


The two types of sewer should cause no problems.


There may be a problem if your neighbours' outlets to the foul sewer run under your house.


Thames Water ran a public consultation for the new water ring main. For a short time maps showing the route and depth of the main were available. It is deep tunneling. Thames Water would probably send a copy.

We live On pellatt Road. Had no idea About sewer. Applied for side return and kitchen extension and got full approval but pulled out last minute for other reasons. Architects and builders had no concerns. No mention of problem with sewer. No issues with sewage water or surface leaks or subsidence either. I can't find a map of the southern extension to the London Ring Main on the web, though as John says Thames Water may be able to help. The list of streets below was posted on the forum in 2008 in an alarmist post and presumably came from a leaflet at the time

A straight line from Honor Oak reservoir to Brixton pumping station would look something like the attached, but given the length, small changes north / south for the start / finish move the line a lot. And it seems that the tunnel didn't quite follow a straight line e.g. see fig 3 on page 20 of this, which shows the route meandering slightly as it passes under Brockwell Park https://spiral.imperial.ac.uk/bitstream/10044/1/14156/6/Quarterly%20Journal%20of%20Engineering%20Geology%20and%20Hydrogeology_46_2_2013.pdf


Apparently the tunnel was 4.85k long vs 4.68k as a straight line, so not far off.


Given the main is 45m deep and immensely strong, I don't really think there is anything to worry about, compared with more likely movement from clay shrinkage from nearby trees, general subsidence etc.

If memory serves the main kink was northward at c2km to avoid the fault line.


The boreholes and seismic shocks were looking for Lambeth Group faeces and the East Dulwich earthquake fault.


The conclusion was that the earthquake fault runs under St Barnabas Church and then onward to Honor Oak.

I fear we are now off topic, but I thought the bravery of Mr Cox's family in trying the 'water' was commendable, with "success" apparently being defined as "not dying". Maybe they were after a cure for 'Barrennefs':

    • Can anyone help / offer advice, please? I just sold a fairly rare and quite valuable vintage knitting machine and accessories to a business as a private sale to a business. It's run a couple who specialise in repairing and reselling secondhand knitting machine parts. I tested the machine and accessory prior to selling and both were working. The business has just texted me with a fairly aggressive message to say 'it can't be working as part of it is missing' and that the pattern reading accessory does not work. I know that both parts were working when I handed them over, so it is just their word against mine. (I haven't replied to ask what part is missing yet) When they arrived to pick up, the owner said he needed to do 'due diligence' ie to open the case of the machine and check it was all there. He did all that and did not mention anything was missing at that point. They paid by bank transfer on pickup. Unfortunately for me, I got them to pay into my business ac (even though I no longer run a business and am retired, I still have the account) and now they say because they paid to a business ac they can dispute the payment. I did get them to sign a delivery note with a list of items that they were buying  but I did not specify 'bought as seen' on the note. How does it work when it's one person's word against another? I originally found the business online and emailed them with the details and photos. They had good reviews for selling items (but no reviews re: buying items) The owner always replied by phone rather than email so although I have notes of our conversations I do not have anything in writing from him. I'm feeling angry at having trusted them and also upset - textile design was my career before I retired and I wish I'd just given the machine to a charity now1 Any helpful advice much appreciated!  
    • There are several threads on here about door to door sellers with similar false stories, but I don't know what the thread headings were or how to find them. Someone else may have a better memory! No idea who to contact, possibly the police non urgent number, can't remember what it is, sorry.
    • My objection is that it is an Americanism. Spoken id prefer Mon to Thurs. In writing Mon - Thurs.  
    • Couple of likely lads knocking doors earlier this evening, claiming to be from ‘rehabilitation project’ and trying to sell cleaning kit to raise money to get into a hostel. Not really putting much effort into trying to hide that they casing local houses around the library area.  So be it, be aware. But my question is what to do in such circumstances. Should I contact police - who? how? - or the council or something? Would appreciate advice.
