I recently walked passed the East Dulwich Hotel, which has been obviously left to rack and ruin. I believe this building could be put to good use.

Whoever owns the property have put in for planning permission to have a row of new terrace houses built there, probably waiting for funding or whatever it takes to get things done? Details are on the Southwark planning applications website.

As I understand it, from the council, the demolition work will commence soon with conditions attached to prevent noise and mess outside the boundaries of the site

Not necessarily. If they've got planning permission and had plans drawn up etc - then they may be selling it on to a developer for more than the bought it.

Based on original price and potential selling price of new builds, could be a good investment although the places built on Upland Rd (Peel Court?) took and very long time to build and slow to sell so return could take a while.

Just came back from a jog and suddenly they had just demolished it.

I asked the Chinese restaurant guy when it happened. Only time I think I ever been to that particular takeaway. He said it was two years ago.

Relieved to read that it happened more like two weeks ago.

Felt like I was the crazy one for a moment there

Out of curiosity I looked up the properties that formed the former east Dulwich hotel on the land registry

Believe it or not it sold for £325 thousand

Either it was the best ever sale of the century or something unusual went on with the amount declared to the land registry

Was it sold before or after planning permission was granted. If before the purchaser would have taken some risk.

Presumably the buildings had negative value.

So that would be £1.3m for the full run? Makes more sense than just £350k, considering what will have to be spent on them - and should offer a developer a tidy but not wholly exorbitant profit, considering the likely development time and cost of funding a loan. And remembering that this will be a taxable profit, (on what basis, capital gain or trading profit) depending on how the purchasing company is structured.
