Anyone know ballpark costs for Roof (Structure and cover) major works in Southwark

I would be most grateful for your kind assistance. I'm trying to steel (or is that steal) myself against the future.


In response to an email request I today received the following reply vis a vis the Southwark building in which I am a leaseholder and have been since December of 1998:


"Further to your request I can confirm that [your] House is in the 2014/15 programme. The works are subject to detailed surveys prior to commencement. Our stock condition survey indicated that the works will include Doors, Roof Works (Structure & Cover), Chimney Repairs, External Wall Finish Works as well as possible internal works to some individual tenanted properties.


I'm not worried vis a vis the final item (e.g., the individual internal works to tenanted properties) as I assume I will not be charged for those. Otherwise .... does anyone have any idea from fairly recent practical experience what kind of figure one is looking at here??? (I'm most concerned about the roofing issue). I'm not going to hold anyone to anything ... but I obviously need to plan, especially knowing that my own income has sadly diminished somewhat during 'these difficult times' to quote the Prime Minister -- and I realise that all of this work a la the stock condition survey is yet to be determined in detail by the 'detailed surveys'. Does a 'stock condition survey' mean they have investigated the building itself ... or are they just going on the published estimate of 2.5 years ago? Anyone know? (Obviously no notices or Section 20s have been issued.)


When they say 'Doors' .... does that mean replacement of doors? (I fear for this?) Anyone know how much doors cost nowadays in Southwark? I am unclear what they mean by 'External Wall Finish' .... Is that decoration????


I will be oh, so very grateful for any advice that anyone can proffer on the above. VERY I promise. (I will be able to get some sleep again.) Bless you all.

    • Hi Anthony  Have you tried the website Fatllama? 
    • Might be worth pointing out it might be a good idea to be suspicious of anyone who comes near you that is wearing a mask. Covid is a thing of the past In the same area I have seen several young lads wearing masks on bikes, they slow down when going past anyone 'fiddling' with mobile phones. they move on if its an old model that is not worth stealing. There have been several incidents of movile phone thefts around Goose Green. YES  some people  are immune deficient  and perhaps still feel they need to wear a mask although I question how nessesary that is in the open air.
    • Should Estates agents also take some responsibility for this.  In our case it feels like they have been acting on behalf of the buyer not the seller even though we are paying then for their service.  Just to be clear I have reassured the buyer whose house we are buying off that we still pay them what we promised. When this is all over should I states which Estate agent is involved??
