Hi Everyone,

An additional lessee needs to be added to our lease (leasehold flat with 95 years to run). From what I have read on the Government website this is a matter of asking the landlord first.

The solicitor who dealt with the original lease purchase is quoting ?500 + VAT + costs of about 4 documents.

Has anyone direct experience of this, using a solicitor seems unnecessary and exhorbitant?

?500 sounds about right (reading the lease, checking the name, adding the name, liaising with the landlord and registering the new lease with the Land Registry). Try getting a quote from another solicitor if you're concerned?

I'm a lawyer & this sounds like a good fee quote to me.

Just to be clear though, you won't be adding another name to the Lease. The Lease has been completed & is a finished document. What you will be doing is adding another registered proprietor to the title at the Land Registry. The Lease itself won't be altered, but the second name will be added to the deeds.

You could have a bash at this yourself (use form TR1 which can be downloaded from the Land Reg website), but you may encounter problems properly completing this, executing it and having it registered. You'll also need to consent of any mortgage lender you have.
