  1. We passed and saw the airbags had come out. I hope no-one was injured. Also only saw police, not ambulances.
  2. Thanks all for the replies. When the roofer come to look at the roof more recently, there were holes in the felt in the same place that the original leak had been, as well as where the new leak is. There doesn't seem to be a reason why a hole the the felt was the cause of one leak and not the other. It would have been good to have got everything sorted at the same time, rather than having to put scaffolding up again. But my main issue is around the vagueness of a 10 year guarantee. After work was done the first time, the roofer gave us a summary of the work and just wrote '10 Yr guarantee' after, without specifying what exactly that means. If a roofer comes and doesn't diagnose the problem quite right (which i imagine is common with roofs, given it's not always clear what's causing a leak), the guarantee doesn't seem to apply. But anyway, we'll be getting a different roofer, because we think he should have checked the felt under the tiles the first time round.
  3. Hello, I was wondering if others have had experience of roof repairs and guarantees. A while back, we had a water leak come through in our top floor room. A roofer came and went out on the roof to take a look - they said it was to do with a leak near the chimney. They did some rendering around the chimney and this cost £1800 plus £750 for scaffolding (so £2,550 total). They said the work came with a 10 year guarantee. About a year later, there was another leak on the same wall, which looked exactly the same size and colour as the previous leak. But it was about 2 metres away from it, on the other side of a window. I contacted the roofer about this new leak, thinking it would be covered by the guarantee. However, he said the new leak was due to a different and unrelated problem, and so was not covered by the guarantee. This new leak, he said, was due to holes in the felt underneath the tiles. He said there are holes in the felt all over the roof (so if this was the cause, I expect the first leak may have been caused by that too - but he didn't mention the holes in the felt for the first repair). It feels like the 10-year guarantee doesn't mean much at all. I realise that the guarantee couldn't cover all future problems with the roof, but where do you draw the line with what's reasonable? Is it that a leak is only covered if an identical leak happens in exactly the same place? There were no terms and conditions with the guarantee, which I didn't question at the time.

  6. Thanks CPR Dave for the link to Southwark's leaf cleaning schedule. Good to see that. I think that what may have happened was the leaves weren't cleared during the scheduled week for Whateley Road, which was w/c 17 November. Then they were cleared a couple of weeks ago instead. We have been here through all of autumn, and there has been a steady build-up of leaves on this stretch since October. At one point there was a deep layer to wade through. The photos I posted were from 17 December, and as you can see, the leaves had been trampled and compressed into the ground. It looked a lot worse at times. Lots of school kids from the primary school walk up and down this pavement. In case this happens next year, I have found a contact page about streets https://www.southwark.gov.uk/parking-streets-and-transport/contact-us-about-transport-and-roads - so I could ask them what their plans are.

  8. This is a characterful chest of drawers. A label on it has the brand 'Lloyd Loom' and it says 'British hand made woven furniture'. Wooden with a kind of woven material, like rattan.   10. I am wondering what is normal in terms of the council clearing leaves on East Dulwich streets. I took these photos of the pavement on Whateley Road on 17 December. It had been like this for a couple of months. When it was wet or icy, the leaves were a slipping hazard. They also got mushy and were sludgy and unpleasant to walk on. I have seen another street near here with a similar amount of leaves, and there may be others. I saw someone (I assume from the council) clearing away some of the leaves last week. However, there is a leafy brown sludge left on the pavement which is not too nice! Wondering what's normal. If this isn't, does anyone know how to contact the council about it?
  11. Andy Burke came very quickly to sort out a blocked drain outside. All was unblocked and it is now running smoothly!
  12. When I've tried to phone Dulwich Leisure Centre reception in recent weeks, I've been put through to an answerphone and haven't spoken to a person. Have others found this? Are they not taking calls anymore?
  13. Unexpected events can mean you can't attend a booked swim. I think a 4 hour cancellation period is fine. It leaves enough time for people to be able to take the place after it's cancelled.
