  1. Hi Peter, sounds like a really interesting property with great potential given the location, garden size, and existing planning permission. I’m not currently looking to buy, but for reference, similar unextended 4-bed semis in SE23 with development potential have recently been valued anywhere from £900k to £1.1m, depending on condition and exact plot size. If the backland potential is viable, that could add further value for the right buyer or developer.   2. We had the roof on our Victorian terrace replaced in 2023 and were charged just under £12,000, which included new slates, battens, breathable membrane, leadwork, and scaffolding. The cost was mainly due to the complexity of working on an older property and ensuring everything met current building standards.
