  1. Thanks Kathya today helping to clean up after our builders. The two of you really helped get rid of a lot of dust and helped get us into a position where we can move in.
  2. Have lived on Dunstans road for c. 10 years and haven?t found the road noise to ever be a problem (school run or not)

    Completely agree with point about being between the two parks is the big advantage (I actually prefer peckham rye). For families, it?s ideal; good schools, local shops, great parks and other amenities (eg Horniman).

  3. Our nursery has yet to tell us what they expect us to pay. They were waiting to find out what the government and insurers would cover them for.


    Given the governments commitment to pay 80% of staff wages - am not sure why the nursery would be asking us to pay any of their fees given they are providing none of the services? Unless I have misunderstood the governments commitment?

  4. I use this forum a lot for getting recommendations ? so thought I would contribute back by recommending our loft conversion company Classic lofts.


    They were very quick

    - Build took the 10 weeks they said it would (that includes some delays caused by us)

    - From contracting (e.g. design & build) to moving in took about 4 months.

    Both sets of neighbours commented on how quick the loft went up.


    Their quote was the cheapest we had.


    They were the only ones who said they could do the loft without lowering the ceiling of the rooms below but they advised we should lower them (they have a special way of installing the loft floor that means they use less head height than other providers). In the end we didn?t lower them and still got 2.07 metres head height which given how light the room is, is just enough head height.


    One dilemma we had was, should we go with

    - a separate company for the design, another for the structural engineering and another for the build or

    - one company (like Classic lofts) who do all of it.

    To me this is now very clear, for a loft conversion ? go with the one company. The hassle and extra cost of getting multiple companies in and then having to make sure they hand over properly between them is not worth it. Given how good the design process was with classic lofts, I don?t think you would gain anything from going with a specialist design firm (you would just lose money, add more risk and have to manage the handover process)


    The quality of the work has been first rate (everyone we show has been impressed). There also has been no quibble from Classics when dealing with the very small list of snagging issues, they have been a very professional throughout and very easy to work with (thanks Shane / Kieran)


    It a very easy, no caveat recommendation from us for Classic lofts.

    Agree - the current layout is poorly designed and dangerous

  6. Thanks for the replies. To answer the question


    What kind of rooflights does that assume - glass roof in side return

    Are you using reclaimed London Stock brick or rendered cement blocks for the extension - cheapest (never specified this with the architect)

    Do you need to do additional foundation work? - yes (14 Meter square of new floor space)

    What specification of windows and doors would that require - bifolding doors.

    Is the architect including the cost of the kitchen and finishing in their estimate - not included.

    Does that include refinishing the garden following the work - yes

    Installing a downstairs loo or utility room as part of the redesign? - No

    Are they charging you project management fees to oversea the build in addition to architectural design fees? - Not sure (suspect that includes project management)
