  3. Agree it was a great series. From memory it said Camberwell Grove has gone from being affluent, to down trodden, to affluent again. Maybe if I wait another 50 years it will become down trodden again and I might be able to afford a house there!
  4. Both my partner and I have found it very difficult to get appointments at this FHR GP practice, eg struggle to get a through to book an appointment and then have to wait a month. We have found it so difficult that we simply have given up on seeing a doctor all together or have gone privately. Not really acceptable
  5. Thanks Kitwhitfield for the post. Strongly agree that this tree should be replaced. I was actually wanting to see more tree planted on Dunstans Road not less. Does anyone know why the 2.1 metre rule exists? Is it possible to request more trees are planted?

  8. I don't get why people think it would be of significant benefit to have the Bakerloo line go to Camberwell / Walworth Road. Looking at the PTAL scores (http://maptube.org/map.aspx?mapid=131) - it looks like Camberwell / Walworth Road already have great transport links. However other areas of Southwark (Nunhead, Honor Oak Park, The areas surrounding the southern end of Peckham rye park, Forrest hill) do have poor transport links. I don?t get why these areas are not being focused on.
  9. Hi James Can you provide any more details about the proposed routes for both the Camberwell and OKR lines? Attached is the London PTAL map for SE London (taken from http://maptube.org/map.aspx?mapid=131) overlaid with my best guess as to the proposed routes based on a) one line through Camberwell, the other through OKR b) the stations for each line being based roughly on the options presented in the 2005?06 TLF Bakerloo line extension proposal (http://en.wikipedia.org/wiki/Bakerloo_line_extension_to_Camberwell). Is this what is being considered? Thanks Mike Note, in the attached photo Brown line = New Bakerloo line extension Black line = Existing Bakerloo line or the Hayes line Red area of map = PTAL score of 1 = Poor transport links Green area of map = PTAL score of 6 = Excellent transport links

Yes the ratio will vary massively dependent on location. In East Dulwich and other similar areas of London I believe its roughly 1/3. e.g. -Assuming the ?500,000 2 bed flat is 1000 sq ft and the build cost is ?200 per foot. The build cost for the flat is therefore ?200,000 or 40% of the purchase price. -Expenses + stamp duty + cost of selling + profit I believe is roughly 25% of the purchase price (give or take 10%) -Leaving about 35% for the cost of the land Note - I am no expert, this is based on a conversation with someone in a pub a couple of month back.

Therefore if the land is being sold for ?5 million, the developer will be looking to build properties on that plot of land worth ?15 million. Lets say that is roughly 30, two bedroom flats selling for ?500,000 each. Taking a rough look at the size of plot I suspect that many flats could be fit on that plot of land e.g. a 3 story building with 3 flats on each floor on the Lordship lane and Landcroft road side of the plot of land and 4 flats on each floor on the Whateley road side.

  17. I agree, the focus (incorrectly) seems to be on the chicane rather than the building works.

  20. I agree the coloured bollards don't look great (from a distance it looks like graffiti). Would rather they were painted black.
