Lovely toughened glass table. Cost about ?400 new but happy to sell for ?80. I've had for about 8 years but being glass it's pretty tough and looks new. Pick up only SE15.

Hi Tim,

I run a small design practice and do quite a bit of this stuff. ?14k kitchen is a pretty good spec and a simple rear extension is about ?45k (kitchen is on top). A rear and side extension is nearer ?60-80k (again kitchen on top). On top of this you'll need to add approx 10% for prof fees (Build control, struct engineer and design). Good luck.

engineering and building control for developments like yours. Basically I provide all the architectural services you'll need to see your build through. I do a fair bit of planning in southwark and you dont need planning consent as long as you're not in a conservation area or listed building... also if you want to put in a dormer window which is generally a good idea to give you more useable space then if it;s under 40 cubic M for a terraced house (50 for detached) then you dont need planning consent. Velux windows are generally not a prob but you cant create any balconies. Creating a sep flat requires planning consent and I would advise getting building control on board to. None of this is a major problem so if you need any advise feel free to give me a buzz. [email protected]

I undertake a lot of planning in Southwark and it will be a hard one to get through. That said I have seen in the past clever use of angled slats, obscured glazing, organic walls etc to obscure any view of neighbours gardens... this obviously still lets the light in but you cant oversea your neighbours. Agree with the others. Please don't think you have failed! I had the same feelings when I was going into hospital after 4 days of being in labour but with some distance (and reading this forum!) I realised that thousands upon thousands of women and their babies need a bit of help along with birth, especially with the first. It is very, very routine and nothing to be ashamed of. Your body still has lots of hard work to do with the induction - it is not all done for you! So stay positive and you will soon have your gorgeous baby. You are in great hands at Kings. Don't let any misplaced feelings of failure get in the way of the most amazing moment in your life when your new baby arrives. You should be really, really proud of yourself. Good luck!
