  1. Hi. We're heading to OZ for xmas for 3 weeks and are looking for a lovely person to dog sit out two wonderful whippets. They'll need to go to your house as our house is been rented out. We've placed a message on EDF before but we're still looking so please do get in touch soon. We're happy to pay to cover your costs/time but we do ask that the person has a garden (flats not really suitable). We'll provide bedding/cage and any food etc. Please get in touch asap as we need to make alternative arrangements if we cant find anyone soon. All the best, Mikail
  2. Hi Tim,

I run a small design practice and do quite a bit of this stuff. ?14k kitchen is a pretty good spec and a simple rear extension is about ?45k (kitchen is on top). A rear and side extension is nearer ?60-80k (again kitchen on top). On top of this you'll need to add approx 10% for prof fees (Build control, struct engineer and design). Good luck.

  3. Hi Kate,

I think I might be able to help. I work for myself (based in Peckham) and oversee the drwgs, planning, structural

engineering and building control for developments like yours. Basically I provide all the architectural services you'll need to see your build through. Funnily enough Tony Pescana (recommended builder above) is quoting on a job for me in Bellenden Rd. I do a lot of side and rear extensions these days so feel free to get in touch if you want any advice. I'll also be able to give you a good steer on costs. Please do get in touch and in the meantime feel free to have a look at my website. All the best, Mikail (www.fixateddesign.co.uk)

  4. hi sfmrs,

I think I might be able to help. I run a small company based in Peckham that can complete the architectural/interior design drwgs, and oversee the building control and structural design and then take you through tendering to on site oversite. Basically all the stuff you'll need to get your flat refurbished. I work for my self so obviously my rates are very competitive. Please have a look at my website if you want to see some samples of my work (www.fixateddesign.co.uk). All the best and good luck with the new flat. Mikail 07776283120

  5. Hi missmack1981,

I run a small company, based in Peckham providing building design services... do quite a few loft extensions these days.

My job involves providing all the architectural drwgs, overseeing building control and structural design elements, planning and on site implementation/appointing builder and oversite. Basically all the stuff you need to get your loft completed. I work for my self so my rates are very competitive. Please have a look at my website if you want to see samples of my work or give me a call/email if you want to discuss. All the best and good luck with the build. Cheers,

  6. Hi LD929,

Not sure if you've already appointed anyone but please do give me a call/email if you are still looking. I undertake a lot of work in SE London (Peckham based). Please have a look at my website for samples of my work or get in touch if you want to speak to any previous clients. I work for myself so my rates are very competitive and I have considerable knowledge in both design and construction so I'm sure I can help. All the best, Mikail 0207 7014188

  7. If you are thinking about building a rear/side extension of converting loft (or any building work for that matter) then please do get in touch. As a local SE15 company we are able to offer complete package of CAD drwgs, planning consent, liaising with building control and tendering and on site management.... in fact everything you would need to get your build underway and completed with minimal stress. We have completed a considerable number of jobs locally and mostly work on recommendation. Please do call if you have any questions as we are very happy to pop round for an informal chat. Yours, Mikail (Fixated Design Ltd) 3 Costa ST, London SE15 4PE
  8. hi there,

I do a fair bit of planning in southwark and you dont need planning consent as long as you're not in a conservation area or listed building... also if you want to put in a dormer window which is generally a good idea to give you more useable space then if it;s under 40 cubic M for a terraced house (50 for detached) then you dont need planning consent. Velux windows are generally not a prob but you cant create any balconies. Creating a sep flat requires planning consent and I would advise getting building control on board to. None of this is a major problem so if you need any advise feel free to give me a buzz. [email protected]

  9. I undertake a lot of planning in Southwark and it will be a hard one to get through. That said I have seen in the past clever use of angled slats, obscured glazing, organic walls etc to obscure any view of neighbours gardens... this obviously still lets the light in but you cant oversea your neighbours. If you do want to give it a try then feel free to give me a buzz... Good luck, Mikail
  10. Agree with the others. Please don't think you have failed! I had the same feelings when I was going into hospital after 4 days of being in labour but with some distance (and reading this forum!) I realised that thousands upon thousands of women and their babies need a bit of help along with birth, especially with the first. It is very, very routine and nothing to be ashamed of. Your body still has lots of hard work to do with the induction - it is not all done for you! So stay positive and you will soon have your gorgeous baby. You are in great hands at Kings. Don't let any misplaced feelings of failure get in the way of the most amazing moment in your life when your new baby arrives. You should be really, really proud of yourself. Good luck!
