This is probably obvious but I can't figure it out from the planning permission website....


.... we have 2n high fence adjoining a footpath. Can this be replaced with a wall the same height?


Planning permission regs state permission is not required if a fence or wall is being replaced with one the same height but I don't know if this valid only for like-for-like replacements i.e fence with fence rather than fence with wall.


Would appreciate advice from those in the know or who have done this in the past.

Thanks - the problem is the advised limit is 1m for fences/wall by a footpath & planning permission is needed for anything higher. However, planning permission is not needed if replacing a pre-existing fence/wall of whatever height with one of the same height. I am just not sure if a fence can only be replaced with a fence.

Will see if I can get any answers from the council & will feedback.

Don't think you need planning permission for any wall under two metres unless it's adjoining a highway or the footpath to a highway (in which case you need PP for over a metre), so if your footpath is just a cutthrough or alley you should be fine.

    • I was amazed to see a young nuthatch crawling headfirst down a the trunk of a tree in my garden to bully the great tits and blue tits off the bird feeders yesterday.  Didn't expect to see one this far from the woods.
    • some titles are "protected" ie you have to have certain qualifications and be registered with the supervising council https://www.hcpc-uk.org/about-us/who-we-regulate/the-professions/ Dietician is registered and protected Nutricionist is neither. Anyone can claim to be a nutricionist or chiropracter etc  
    • It didn't occur to me to ask. No idea if dieticians are employed within the NHS. It is just one line of enquiry among others. The GP mentioned it, not me.
    • I thought the most they sell in terms of hot food at londis is like pastries and sausage rolls and for hot drinks its like costa coffee but its always a convenience store. Doesn’t look too bad in my opinion considering that shop has been closed down ever since i moved here
