Lovely two bed flat with private garden to rent in East Dulwich

Hello East Dulwich Flat Hunters


We currently rent a really lovely flat ideally located on East Dulwich Grove - a few minutes walk from Lordship Lane and from ED train station. We are now buying a flat nearby and need to find new tenants to do a Change of Occupancy.


The flat is on the first floor of an end of terrace three story converted Victorian house. The flat has two bedrooms, a fabulous walk in shower and a private garden with shed. It is unfurnished but has tons of built in storage, including wall to wall wardrobes in the master bedroom, fitted units in the living room and bathroom, and a fitted kitchen with everything built in - dishwasher, microwave, fridge/freezer etc.. The whole flat is beautifully finished, with lovely hardwood engineered floors and big double glazed windows letting in lots of light. The master bedroom is big. The second bedroom is a reasonable size and would fit a standard double bed if needed. The garden is accessed from the side of the property through a padlocked gate. It is a really good size for entertaining. It also comes with private use of a large shed and more rosemary than you could shake a lamb at. As well as being near Lordship Lane, there are a few handy shops and a cafe right next door.


We are the current tenants and are half way through a two year tenancy agreement, expiring on 31 August 2019. We are expecting a baby and are buying a flat in the local area and therefore want to terminate our tenancy early, but there is no break clause. The flat is managed by Foxtons. The Landlord and Foxtons have agreed to a Change of Occupancy - hence our need to find new tenants. The rent is ?1650 pcm and a six week deposit is payable.


The incoming tenants will have no agency fees to pay - Foxtons are charging an admin fee for the Change of Occupancy, but we will cover that. What you will need is to be able to satisfy Foxtons' referencing requirements, which means being able to produce a reference from a previous landlord, an employer reference and three months' of bank statements.

    • Thank you for the detailed advise @trinidad It is definitely damage we are concerned about. I don’t think Evri would agree to pay the bill to fix our gate or letter box if they were to be damaged as a result of their delivery drivers helper. Our doorbell can be heard from outside when rung so we don’t quite believe the aggressive simultaneous door/letter box banging is necessary. It can be quite a shock it is done very aggressively.  I’ll definitely action the steps you’ve kindly provided along with a phone call tomorrow. I do sympathise with the role drivers have and how busy they are, which is why we tried communicating directly with her but sadly we haven’t succeeded 
    • What outcome would you like? Disciplinary action? Not to have the driver back? Retraining? I know there is alot of pressure on drivers to deliver within a set day. if he slams the gate, is it evidence he is causing damage, or is the noise a irritant to yourself? You could put a sign up or buy a signing asking to close the gate gentle???? can you hear the door bell from the door? he might be ringing, not hearing and therefore knocking. I cant fault him.
    • When I have more time and energy, I will look up the actual number of votes cast for each party in that election, rather than the number of seats won. I'm interested to see that you apparently  think that  Boris Johnson did a good job of "leading the country through Covid." Is your memory really that short? I won't stoop to calling Johnson and his cronies names in the way that you seem to think is appropriate for left wing politicians. At least the left wing politicians have some semblance of morals and a concern for people who aren't in some over privileged inner circle and/or raking in money for themselves on the back of an epidemic. I'm not going to open a can of worms on here  by commenting on the disgraceful so called "purge".
