Get it done properly with an RSJ at ceiling height. Otherwise you will have issues when you sell it. I'd rather the house we are in hadn't had it taken out, both due to the above and the room is poorer for it. If you are a terrace or semi then only one side can have their breast taken out. AI suggests £3.5 to £5k and the need to get a structural report. You will probably need approval under building regs and a party wall agreement with your neighbour.

Hi there, We are considering removing a chimney breast in the living room and the bedroom above. Has anyone done this before? Do we need to remove the chimney stack above also? Is someone able to give us a sense of price? We live in a terrace house. So not sure if our stack is connected to the neighbours chimney stack! Thanks, Julia

Another carpenter recommendation for Julian Richards. He built and fitted wardrobes in each of our daughters’ rooms and we’re so pleased with them. I wanted something quite specific and he was really flexible and built exactly what we wanted. Communication was great throughout and he started and finished exactly when he said he would.
