I have a tenant whose tenancy expired at the beginning of lockdown and I just want to understand the new rules on notice period.

Does the six month notice period apply to tenancies which are periodic, having naturally been extended with no new contract signed?

At this rate, I won't be able to evict him for months.

My understanding is that if a tenancy agreement is not renewed/signed but the tenant stays in situ (with both tenant/landlord agreeing same, perhaps verbally) then the conditions of the most recent signed agreement stand - and I would expect any prevailing Govt additional rules (ie. related to Covid) would just be applicable on top of that.

    • That explains why no-one was there when I went yesterday. Something else to complain about this evening then, and given that at least one adjacent ward is having their Labour Party branch AGM this evening (the one Renata Hamvas belongs to), may well be raised in passing conversation there😉 .
    • Why do the street  tree people turn up on the day they are going to actually do  work on a tree, say they need to park their large  vehicle in three adjacent free car spaces, and then expect to be able to immediately find the owners of every nearby car??? And then if they do by luck manage to find one, expect them to move their car somewhere else even though every other space  in the road is taken? And even if that would  leave only one car space, which they can't actually use anyway because they can't find the owners of the other two cars parked next to it? Is it beyond the wit of the tree department to put a communication through the door of nearby houses a week (say)  in advance asking them to save three  spaces on the day?  And even providing cones to do so? I hate to think how much time must be wasted on this. And now, the tree people have come back on another day and seem to be managing to do the work anyway even though there are still no parking spaces near the tree 🙄
