Hi,

I own a flat in a building which has 3 flats inside and we own the freehold together. Can anyone offer any advice on getting good Buildings Insurance for this situation?


Our policy needs renewing and last year it went up to ?1528 - surely I can find a cheaper way than this but I'm not sure where to start looking as there is not one owner of the freehold rather all of us.


Is anyone else in this situation and can help?

We were in a similar position about 6 months ago - acquired the feeehold of our house of three flats from the previous freeholder. We used Deacon Insurance, a broker based in Bournemouth who specialise in this sort of thing. Number is 01202 449618. We managed to reduce the previous insurance bill by almost 50% to around ?700.

I'll give a 2nd recommendation for Deacon, as per MrBrightside above. I forget what our last premium was (I moved from that house a year ago), but Deacon went through all the possible insurers and really helped to find a good policy. Make sure the policy includes subsidence cover, which is essential in SE22. When I bought the flat, the original owners had forgotten to include that (hence the "cheap" policy they believed they had at the time!)
We also have 3 flats in one house with share of freehold. Our renewal quote was over ?1,000 but after looking on this forum I found discountinsurance.co.uk - it was ?328! Comparisson sites are tricky for buildings that aren't straightforward; we found it was best to get a broker.

    • Yes, there's no way anyone would want a Wi-Fi hub in Lordship Lane. Absolutely pointless. Anyone who actually wants or needs to communicate or access data will already have their 5G phone or satellite phone on them to get fast data. And of course we are lucky that we have such a strong and unbroken mobile signal from all suppliers locally. With no dead spots. 
    • I see from the Site Notice https://planning.southwark.gov.uk/online-applications/files/B867B0B45973C03BE4D45CE4513BDE35/pdf/25_AP_2825-SITE_NOTICE-4151698.pdf that the "Comment by" date is 5 November. My understanding is that comments submitted after that date can and ?will still be considered if the decision-making hasn't yet been done; so I wouldn't let the date in itself deter you if you  want to comment now.   Was the site notice actually posted near the location, btw?
    • Whilst reading about what was Poundland, I saw that BT has applied to install (block the pavement with) one of its large screen advertising 'street hubs' outside the building. This seems like a terrible idea in my opinion - others may disagree - but you might want to look at the planning application and comment.     • Hi there, I'm looking for a running buggy so I can take my little boy (15 months) out and about - I've seen the Thule and Out 'n' About ones at the parkrun a lot but really looking for something second hand that has good tyres.... thanks in advance!
