sebridout Posted November 17, 2020 Share Posted November 17, 2020 Hi All, I am in the process of purchasing a property in the East Dulwich area and considering the necessity of a homebuyers/full structural survey. Initially I was happy proceeding with the mortgage valuation but I am starting to read that many properties in SE22 have suffered from subsidence.Property was built in 1920's, is in a good state of repair and is nowhere near any trees, no cracks or signs of any subsidence or heave visible. Houses will have suffered during droughts in the last forty five years, many Victorian and Edwardian properties will be underpinned. The area was also bombed so movement there, and few houses of your age will be perfectly straight. It's South London clay so a problem for the whole area - gardens crack in summer and are waterlogged from the Autumn. Be worth checking with neighbours and with insurers as some may not cover the area, but each will have a different approach to this risk and similarly the premium.
