Reliable and honest damp specialist needed

Hi there

We need to have a damp and timber report done on a property we're hoping to buy (the mortgage requires it) but we're concerned that apparently lots of companies hunt out work for themselves when doing this report, thus resulting in a long list of things being reported back that really are pretty standard fare in a ground floor Victorian property, and which don't strictly speaking need to be dealt with. We of course want to know if there is anything major going on before we proceed, but we don't want a crook tradesman holding up our mortgage for his own benefit!

Can anyone recommend an honest specialist that they have had a good experience with?
