Hi, I was hoping some of you locals might be able to help... Ideally I would love to buy a big flat/small house in East Dulwich or Peckham Rye but it's a bit too pricey so I've started looking in neighbouring areas - unfortunately I'm from West London and don't know these neighbourhoods too well at all. Am considering the roads to the East of Peckham Rye Common (Nunhead way) and also Queens Road area which is cheaper and seems like it could be a good investment option and better for transport but I know very little about the feel of Queens Road - how safe it is, what schools are like and whether it really is on the up? I'd be really grateful for any advice!

I think Queens Road is more Peckham than Nunhead. The Queens Road area is definitely the more 'livelier' of the two. Personally I like the Ivydale Road/Inverton Road/Cheltenham Road part of Nunhead. It's a very quiet residential area and Ivydale Primary school has had good reports. Definitey worth a look...

The area around Evelina Road is having a real resurgence. New shops opening to go with the already lovely deli, fishmongers, baker etc.


You'd need to have a wander about (and I would definitely recommend doing so at night, as we were quite surprised, given the sweet villagey feel during the day, that it has a slightly edgier element too!).

Great, thank you for the tip. We've seen a nice place on one of the residential streets just south of Evelina Road (Kimberley Ave)- it appeals because it is close to transport and a few shops. I get the impression that the roads closer to Nunhead station are less desirable than those in the Ivydale Rd/Inverton Rd/Cheltenham Rd area?

    • Hello, just wondered if you found anything? I'm also looking for a studio space, perhaps sharing. 
    • From what I have gathered from Bradbury Oak residents  I have spoken with, that at a meeting with RNIB earlier in the year, none of the residents were in favour of new build. There is the implication that rent rises are anticipated to help towards building costs. Rent is currently in the region of £300 pw - as with most sheltered housing (council and Housing Association), Since these rents also include maintenance charges, utility charges - Housing Benefit is only applicable to the actual 'rent element' per flat.
    • At the Dulwich Hill SNT meeting last night we spoke about Met. Engage. Dulwich Hill had signed up 185 households. Scheme  had been trialled in other parts of the country successfully and now the Met. Police are rolling it out, To the end of August, the Met Police had gathered 17,000 registrations which equites to 2% of households.
    • Personally, I think the death sentance should be brought back for anyone found to be harming animals.
