Landlords - How do you manage your servicing/repairs?

Hi there

We've just become landlords and already the tenant has a problem with the hot water! We are so unprepared.

What do people do - do you just try to find individual plumbers/electricians etc, or is there a scheme you can join. Completely naive.

We're in need of a plumber - no central heating, just a water tank and thermostat and I thnk it's the thermostat that is tricky.

Any advice appreciated.

Hi,

For Your immediate problem with hot water I would recommend you talk with John from Blue Wave Plumbing and heating, his details are [email protected] and 07843 262071 he is reliable and does a good job.

For the issue with your letting, it may be worth talking to a letting agent, they can help with management issues like this I would suggest having a chat with James from Martin and co he is very helpful.

Hope this helps.

    • But... you returned at 4.03pm... 🤷‍♀️
    • Hello, Does anyone know of any climbing, basketball or badminton clubs that are local to Peckham, East Dulwich? My son’s weekends are full of football and rugby training but I’m struggling to keep him busy (off a screen!) on week evenings. I’ve looked into the London Community boxing but sessions sadly start at 4.30 and he’s not back from school until 5.  Any recommendations gratefully received!
    • Be careful out there  !   I got a ticket for 1 minute over  on Lordship Lane   ---- with a blue badge , on a single yellow ...    I returned at 4.03pm to find the ticket -- he waited till 4.01pm with ticket and then scarpered  Naturally i appealed it and this was the response   We refer to the informal challenge you have made against the issue of the Penalty Charge Notice (PCN) JK17113680 You were parked on a single yellow line with one yellow kerb marking. There is a sign at the location advising that no loading is permitted Monday-Friday, 7 am to 10 am, and then 4 pm to 7 pm. Loading is permitted for a maximum of 40 minutes between 10 am and 4 pm, and then again after 7 pm. You were observed parked at 4:01 pm. and therefore issued a PCN for parking at a time when the rule applies. The purpose of this rule is to improve traffic flow and safety at all times. This contravention is immediately enforceable, and therefore, a PCN can be issued straight away as no observation period is needed. This rule applies to disabled badge holders, too; it is not a situation where you may use your disabled badge. Although your Penalty Charge Notice (PCN) was correctly given, we have cancelled it on this occasion, as a gesture of goodwill. Please note that this cancellation does not set a precedent for other PCNs issued in the future under similar circumstances, as each case is dealt with on its own merits. Yours sincerely Anita Hayler Southwark Parking
