AVAILABLE 15 September ***No Agent's Calls Please***

Beautiful and modern newly decorated 3 bedroom flat is available in Rouse Gardens, Alleyn Park, Dulwich SE21. It is 5 mins walk to Gipsy Hill station (trains to London Bridge and London Victoria) and 10 mins walk to West Dulwich station (trains to London Victoria and London Blackfriars & St. Pancras). It’s is also 2 mins walk to the bus stop for Bus 3 which takes you to Crystal Palace/Brixton/Victoria (Bus 3 also offers a night bus service).

Flat is in a quiet leafy location but is very well connected via bus and train and would make a great new home for a professional, couple or small family.

The flat is being renovated at present with new flooring throughout and freshly painted.  The flat is a maisonette with the kitchen, open plan living and dining room and utility room downstairs. There are 2 double bedrooms upstairs and a single room which can be used as a nursery/office/study.

It's available mid September 2023. I'm looking for a reliable professional couple or family wanting to make it their new home.

Rent - £2500 exclusive of bills pcm.

The property is let by privately by the landlord who lives within the area so will manage the property. Viewings available if you are interested in the property. Please contact 07305110242

Please note - since flat is being renovated the older picture would do no justice hence haven’t been posted. If you are interested please get in touch.

    • When I had a property with a basement there would often be a pool of water in the centre. I was told it was related to the fluctuating height of the water table in the area (se22) and would not become a problem and the only way to get rid of it would be to get the whole place completely tanked.
    • We've got a Victorian coal hole cellar with a mud floor and after a couple of severe water leaks, I've taken more of an interest in the state of the dampness.  I've been running a dehumidifier for the past couple of weeks following a small water pipe leak and whilst most of the floor is now bone dry, there are damp patches along most of the wall adjoining the next house, a large damp patch in the middle of the floor that will not dry even with the dehumidifier right next to it and a patch of wet mud in a small hollow in the middle of the cellar.  An expert that lent us industrial drying equipment following a flood from a burst mains pipe said there will always be damp, but I'm a bit concerned in case there is a fundamental problem - any ideas from anyone with similar?
