Hi, hoping for a bit of help from the forum hive mind so thanks in advance....

Our property on Barry Rd was included in the External Major works that took place in 2022 (Dulwich Externals QHIP 19/20 Street Properties). 

Recently we have discovered that Saltash, the contractors who carried out the work, basically patched and painted instead of fixed or replaced rotten window frames and didn't do anything to the cracked brick work which has now caused a bad case of damp in our property.

Does anyone whose property was included in the works have information of any warranty or guarantee of work that was promised by Saltash or the council? As we moved in just before the work took place we weren't privy to the original communications around the work and I'd like to know where we stand before approaching the council to get it fixed..

Best to just get in touch with the council.

You need to see what works were approved and the scope.  It's probably advisable to get an independent legal survey (not a standard RICS) and look at current condition, what they said they'd fix, if they did what they said and what the problems are with what they did.

Was it just your flat and the other flat mentioned? Asking in case there's any other leaseholder/ tenant involved

 

Work such as dry rot treatment will have a guarantee. 

Major works as such are more general and I've not seen guarantees on any I've had done.

You need to find the source of the damp and the cause of it and be able to demonstrate that it's down to the works that have been done.

    • I’m basing it on the fact that Jeremy Corbyn had repeatedly and on record said he is against mandatory vaccinations in any situation, and he wouldn’t disclose wether he had the Covid vaccine himself    as I said. Not as bad as his brother but very definitely a bit weird about the whole thing. Just say you had the vaccination Jeremy, say that everyone should and stop being weird in the middle of a global pandemic    it’s the same slippery evasive nonsense about Brexit and him. About Putin poisonings and him.     if you are happy with his evasiveness then you do you.  But there is a reason the country wouldn’t get behind him 
    • It was my understanding that Jeremy Corbyn was embarrassed by his brother and had distanced himself from his brother's views. I'm sure someone will correct me if I'm wrong. Why on earth should "the overall view of that family inform Jeremy's response to the pandemic"? What exactly are you basing that assumption on?
    • I guess it's best to do what most Brits do these days, keep your head down and say nothing! although that's probably why this country is in the mess it is today!  😞
