Southwark Council External Major works in 2022 - warrenty on work?

Hi, hoping for a bit of help from the forum hive mind so thanks in advance....

Our property on Barry Rd was included in the External Major works that took place in 2022 (Dulwich Externals QHIP 19/20 Street Properties). 

Recently we have discovered that Saltash, the contractors who carried out the work, basically patched and painted instead of fixed or replaced rotten window frames and didn't do anything to the cracked brick work which has now caused a bad case of damp in our property.

Does anyone whose property was included in the works have information of any warranty or guarantee of work that was promised by Saltash or the council? As we moved in just before the work took place we weren't privy to the original communications around the work and I'd like to know where we stand before approaching the council to get it fixed..

Does anyone in your building have a copy of the original specification regarding the works?

Unfortunately not. The below flat is council owned and the tenant doesn't have any details....

I would think your solicitor would have asked for a copy of the works when they did the searches.

Best to just get in touch with the council.

You need to see what works were approved and the scope.  It's probably advisable to get an independent legal survey (not a standard RICS) and look at current condition, what they said they'd fix, if they did what they said and what the problems are with what they did.

Was it just your flat and the other flat mentioned? Asking in case there's any other leaseholder/ tenant involved

I have a letter from searches which outlines the scope of work but doesn't mention any work guarantee as far as I can see.

I agree that next step is to check directly with the major works team.

Work such as dry rot treatment will have a guarantee. 

Major works as such are more general and I've not seen guarantees on any I've had done.

You need to find the source of the damp and the cause of it and be able to demonstrate that it's down to the works that have been done.
