Looking to move to East Dulwich - advice needed

Hi all, 

My wife and I are going to be having a child soon and are looking to move from our flat to a house around east dulwich and I was wondering if any locals could give me a bit more info on the below:

• Best areas/streets to look at (and those it’s worth being a bit more cautious about).

• Schools & catchment areas – how tight are they, which nurseries/primaries/secondaries people recommend, and any tips on navigating admissions.

• Types of property – what’s typical around here (eg Victorian terraces) and what we should expect in terms of space/value for money (some concerns over quality of house build, overlooked gardens and partying student/noisy neighbours)

• Things to be aware of – traffic, parking, noise between walls, hidden gems, or anything you wish you’d known before moving in.

• General feel/community –  what do people really like (or find challenging) about living here, including sports clusbs options (note that it seems all the tennis clubs are fully booked for YEARS which is a big shame)

• Commuting to central - London Bridge seems reasonable from ED station, but for those in the city for 3+ days a week, how do you find it?

For context, I am aware of the shops etc Lordship lane but that's mostly it about the area. We’re at the “gathering intel” stage so any insights, big or small, would be hugely appreciated. 

Additional context if its relevant, we're looking at this area due to a) walkability scores (shops/parks) b) school quality and closeness (ie no long trips in the AM/PM) and c) reasonable commute to work. Our budget is c1.15M.

Try posting in the Family Room discussion as well and have a look around the Bellenden Road area as you’ve got a choice of ED station and Peckham Rye station for transport plus Denmark Hill just up the hill
