Hi All,

A friend of mine was shown round 106 Lordship Lane a few days ago (after Haus Of Wood vacated) and submitted what she (and I) believed was a very strong offer to turn the space into a temporary retail unit (the landlord apparently only wants it to be temporary).

She was told flatly that the offer had been rejected and that there would be no discussion about it. The owner apparently IS going to be opening a coffee shop/bar there imminently.

Didn't this application get declined last year for a variety of reasons, including a misleading approach which saw old deeds used that didn't show adjacent houses that had been built ten years previously?

I'm concerned that this landlord may be trying to sneak some kind of application under the radar and that the (yet again empty) shop front with the estate agent sign in the window is just a rouse to keep us all quiet and assume a new retail unit will be opening soon...?

I for one don't want yet another restaurant/bar/cafe on LL, however this application has been dressed up. I suspect that in no time at all, later night openings will become the norm, then an alcohol license will be granted and we'll very quickly be seeing the landlord's original plan in full swing.

Any opinions on this?

A change of use to A3 restaurant application was refused, 1 August 2013. See attached or this http://planningonline.southwark.gov.uk/AcolNetCGI.exe?ACTION=UNWRAP&RIPNAME=Root.PgeResultDetail&TheSystemkey=9549506 or post 4.

I don't see anything to have an opinion about. If you have any concerns, take them up with the Planning Department.

Thanks ianr. If you look at previous posts on this matter you'll see that there was an awful lot of discussion about late night openings and a roof terrace inches from residents' bedroom windows. There was also the discussion about retail versus restaurant use and what it meant to the area as a whole.

I'm just wondering what everyone else's thoughts are. I know I wouldn't want a terrace full of people looking into my kids' bedrooms. I don't particularly want another cafe/restaurant either - but then I'm probably a little biased. I just think the area could do with more retail to keep it's identity as a buzzing high street.

So why the refusal of my friend's offer and their confidence that it will be opening as a cafe/restaurant imminently? How do we see if a new proposal's been submitted or if the old refusal has been challenged as it states can happen in that document?

    • He/she followed me and my friends quite a long way along the road so we worried they might be out of their catchment area. Quite dusty paws which also made me think perhaps they’d been roaming away from home for a few days. Took photos in case anyone is missing them! Very pretty, friendly long-haired black and white cat, leopard print collar, pink paw-print metal tag. They eventually stopped following us across the road from Mrs Robinson.

    • I just did this survey. There are a number of problems with it. For example, in at least two questions you have an option "other, please specify" but there is no way to specify what the "other" is. Also, you have several questions where if you have nothing appropriate to answer, you get a statement "this is a required question", or words to that effect, so you have to put in something like "nothing" in order to move on. Can I suggest that this is likely to confuse people so they just give up half way through? Maybe you should test it out on a few people before going "live" with it?
