Would be useful to know how much the OP has got to invest.

I would always look for a property that has potential to increase it's value by doing work to it, rather than the finished article that relies purely on a rise in the market...

This is a community forum. Why would anyone who wants to buy a place but not live here want to engage on this site.

There are no doubt forums where property investors discuss the hottest new locations. And telly programmes.
