Loft extension

Purely hypothetically, of course.... if you had a house with only the 'front' loft extension done, how much would it cost to add the second, 'back bedroom'?

I know the whole thing is around 40k, I'm just interested in a ballpark figure of the cost of adding a second room. 10k maybe?

Scaffold and building control fee will be ?2.5k on their own.

Architect + Engineer ?1500 which will be v cheap.

Build team labour 4 weeks : ?8000 - ?10000

General materials - ?5k

New stairs?

Integrating new part to old

The cost will be at ?25k all things considered
