Hi everyone and thank You in advance for your advice and suggestions

I own a flat in a house. It s a top floor and there are, including mine, 5 flats in the house

We have a management company that runs the building and all works that it needs. Management company is done and run by 2 flats owners in the building(none of the 5 lives in here, they are abroad or somewhere in the uk countryside). They are not professionals but have been in charge long time as cheaper than a professional company. Anyway this management company has a registered name etc and the 2 people in charge get paid (although less than other companies) for their time

Since i moved in my flat I have had a leak from the roof into my second bedroom which I rent from time to time to help me out with bills. I rent it through AirB&B or spareroom.co.uk but this leak of water has always been an issue with tenants. It goes from the roof to my ceiling and than down the wall to the floor (it s a wooden floor)passing by 2 electricity plugs... Many tenants especially in the winter, although very happy with me and the house, have been complaining about humidity in their room as for the water..some of them just pointed it out..some of them asked for a reduction in price and some of them decided not to stay in the room anymore

I have been calling, mailing, texting etc etc the management company a serious number of time over the two years i have been here. They have always been slow (in the best case) with answering and even much slower taking action.

Once, 5/6 months ago, finally they sent me a builder to check my problem out. He said it was a 2/3 days work and he knew where the problem was. We agreed for a day (after a couple of months) and the builder came along to fix it. he worked 2hrs on the roof and went away saying problem was fixed (not in 2/3 days but in 2/3 hrs)...and that was the end of the summer..

straight away with first rains I have had same problems again and even my tenant at present is complaining about that humidity..

I have been trying and trying and trying and ..trying to speak with management company but, when they answer to me, they just try to gain time but they do NOTHING about it.I pay nearly ?200 pcm towards this company and I am very very frustrated WHAT SHALL I DO???I m thinking to leave the matter in a solicitor hands as this "doing nothing" about my problem has cost me money (with tenants) and lots of time trying to reach them by phone or email..!! I ll be happy to leave this problem to a solicitor...if nobody has a better idea...but than I don t know any good solicitor here in ED!

Any ideas??

Does any of you can suggest a good and fair solicitor around ED?? I have pics of the damage as proof, track of all the mails and texts, and can easily get back to some tenants asking them to sign a declaration on why they have left the room..

Thanx very much for Your help

    • Thank you for the feedback! Helps to see we're not alone. The only good experience we had was Modern House. Anyone tried Strike/Purple Bricks/Yopa? How did it go? Anything to be mindful of?
    • Best experience we had was with Modern House. The rest of the agents around the area are appalling.... They just want their commission and not interested in getting a good deal. You'd be lucky if they pick up the phone...
    • I’d like to echo the positive comments about Trelco. I discovered that the stopcock on the rising main was leaking and was damaging the flooring in the utility room. Not having seen this thread, or any reviews for that matter,  I picked Trelco  as it was the nearest to me. It was a gamble but goodness it paid off. James was responsive and clear in what he offered. His colleague Andy replaced the offending stopcock and put in a lever valve to allow me to shut off the water easily when I go away. He did a great job, neat and tidy, he was cheerful, friendly and professional. All this within a day of contacting them. Although not an emergency it needed resolution quickly. The price charged was very reasonable indeed, especially considering the quality of the service. I am so pleased to have found such an excellent plumber.
