Advice wanted: do you air B and B a property?

Do you have a property that you let out locally and let out on weekends?

I?d like to get some advice from

Anyone that does in exchange for a bottle of wine or something!

Looking at how to get started and key pitfalls etc, given that we wouldn?t be there to handover keys etc

I?d just like to hear of any successes and things to watch out for.

firstly you need to check your lease and make sure you are allowed to do this.

you also need to get savvy with the tax rules.

Key safes are very easy to break into so best avoided - a coded entry pad is much safer.

For key exchange, suggest web search for 'key exchange service for hosts'. These are generally local shops where the keys are deposited and collected from.

Also suggest, use security lock barrels with restricted keys that prevent spare / duplicate keys being made and then subsequently mis-used to access your property.
