Permitted Development

I have see a lot of debate about Permitted Development for rear extensions on this forum, much of which is ill informed or out of date. Your rights are no longer governed by volume. Legislation changed in 2008. Please see the following link for details -

http://www.legislation.gov.uk/uksi/2008/2362/pdfs/uksi_20082362_en.pdf (I hope it works. If not, search for Permitted Development rights 2008 on the planning Portal website).

It is prudent to obtain a Certificate of Lawfulness prior to construction, as you will need to present this when you sell your property. If your property is a flat, or you live in a Conservation Area, you will not have Permitted Development rights.

I hope this helps.
