Planning application - Donkey Alley/ Goodrich/ Dunstans

I wanted to raise awareness of this substantial planned development on Donkey Alley, which Southwark Council has been very quiet about.


Residents on Donkey Alley but also Goodrich Road and Dunstans Road should be aware.


Deadline for comments is just around the corner: 25 May.

There really should be no way this application passes - it?s ?back-land? development which has very strict controls on it, and which this development would not meet.


I set those out (or at least the main ones) in the objection above.


Separately, the developer (Barry Jon De Swardt) put a very odd letter through the doors on Goodrich road yesterday. That letter included a deeply odd claim that he is developing the plot on behalf of the owner because ?of a law stating that [the owner] cannot get home care if he owns his house? and needs the money. No such law exists.


The letter goes on to threaten that if the application is rejected they will be ?forced? to use it for something else. They suggest storage and garages, a workshop, or static homes.


It?s a totally crude threat, since all of those uses seem to need planning permission too.


Final point. In his letter, the developer says that he?s ?not a developer?. I suppose it?s a question of definitions but Companies House records show he was a director of In Out Projects Ltd, whose business is listed as ?41100 - Development of building projects?.


Perhaps Barry forgot to say ?anymore?. I attach his letter to this post.


This is a terrible development, which will damage existing family homes, totally out of character for the area, which is being forced through by a man who..well.

we are aware and equally think this development is a bad idea. Have been raising the issue with people living in dunstans road & goodrich road. There are serious issues with this development which is indeed totally out of character with the rest of the area.

I?m no Victoriana aficionado but am objecting to a building that?s simply too big for the site and which requires such deep excavations.


Residents of Dunstans, Goodrich, Donkey Alley and Hillcourt, deadline for comment is approaching fast. You only have a few days left (20th May according to the letter. Website states otherwise. This is Southwark after all!)


Updated to communicate confusion on what the actual deadline is.

I've had a look at the new plans. It looks to me like the overall building area has been reduced. There's been a nod to environmental concerns with plans for a roof garden and recommendations for a pond and bird and bat boxes. I would like to think that these recommendations would be enforced but who knows? I also worry about the removal of trees but looks to me like there are more trees being retained if I've read it right.

Just received an email saying the plans have been updated and resubmitted.


That's still a huge amount of digging they are proposing - just how do they get the lorries in and out of Donkey Alley and Goodrich to move those tonnes and tonnes of earth - the disruption to local residents is going to be diabolical.

The junction of Goodrich and Hillcourt is very, very tight at the best of times and I am not sure how they would even get a lorry up Donkey Alley to fill - the weekly bin lorry has trouble enough. This is a nonsense plan that really needs to be stopped - they are digging half of the hill out.

Looking by the number of objections last year I am not sure how the council can proceed even with these amended plans.



Also from November of last year when the second application was submitted and everyone said they objected this rather odd post was added....something weird going on here I suspect and to say some of the positive comments look fake is an understatement.....

I am writing this letter to confirm that as the owner of the property I am happy with the new proposed development that Barry De Swardt and RDA Architects have submitted.


I wrote a letter stating that I was not happy with the original planning. He withdrew that plan. I thought it might be too big.


Now it looks like somebody has copy and pasted my original comments on the planning portal and attached them to the new planning. This was done without my knowledge and as such I disagree with those comments on this new plan.
