  7. Longest thread ever on the EDF. I sold my car five years ago and only cycle or walk round the neighbourhood now. If I need to drive to the dump or out of town I use a zip car or getaround shared car. I am happier and richer by not having a car. Cycling is quicker. Walking is nice. And now the highway code has been updated to prioritise cyclists more. The LTN is great, less traffic is good. Why can't we all just give up the car? Amsterdam is a great city. Hi local residents, I've spent far too many hours playing MarioKart 8 Deluxe on the Nintendo Switch in lockdown, and I'm frustrated that no matter how good I think I am, my 14 year old son constantly beats me. We're setting up a weekly tournament for locals.   10. This sounds a lot like Chris McK***** who thinks he's a window cleaner. My experience of him is that he talks a lot, is extremely sensitive (common to people suffering from low self worth and/or mental illness) and seems to be quite open about the abuse he has suffered. If he offers to do your windows, don't let him, he did a crap job. He seems harmless, but unpredictable.
  11. Just a little warning about Kevin Smith who has a couple of recommendations on this forum. A five day simple job turned into a month of him popping onto site then leaving again because of the weather and his shoes getting wet. He accused me of not wanting to pay, fitted a felt roof then came back sneakily to remove the gutter, felt and downpipe in a strop. The brickwork and rendering is poor quality, there is rubbish all over the place that he left, and everything he did seemed unprofessional and has to be re-done. A roofer is re-doing his roof, the plumber has had to step in to re-do the plumbing and I have had to fine a carpenter to finish off his work. Kevin caused me a month delay and almost everything he did has had to be done better. If anybody needs more details 07429611696 to call me about him. Charlie
  12. Southwark often auctions off property - this is a good way to dispose of property. It's not a secret - it is listed on a property auction site, and there are notices on the building. The building that is the subject of this thread will be sold on a new 125 year lease so it isn't being sold off, it's being retained by the council. Whether the building becomes residential or stays as a commercial property, any building work would have to be done alongside the school. I don't see the issue of safeguarding as being a problem. Is the OP suggesting that the new owners of the building may buy the building specifically to be able to be within the school grounds for criminal intent or other wrongdoing? I'd expect the new owners to create an entrance onto the road. What is the purpose of stopping the sale? This seems like a normal disposal by Southwark. C

  14. I have a lot of experience and currently have 50 tenants in various properties. As the OP says it is not really worth it with straight residential property. The yield is around 3% so if you borrow at 3% to earn 3% then you will lose money because of the cost you incur, for example stamp duty. Ideally to make a residential BTL work you need to add some value - add a bedroom, split a big property into smaller units, etc. The tax treatment is crap now as well, and the reason there is a glut of two bed flats on the market - landlords are selling off their stock. Personally I like commercial property - the yields are higher, the tenants are easier, the maintenance is less and the tax treatment is much better. Charlie
