bit of an exaggeration but just very different style to lordship lane?

Lordship Lane is populated by fashionable restaurants and bars yet the road from the EDT to the station remains a mecca of dirty kebab shops and dodgy looking bookies. Any idea why and is this likely to change soon? Apologies if this topic has already been discussed
