  1. Hello, are there any lead fitters out there? . We are looking for someone who can fit lead to a soffit and facia, facia is 340mm x 7600mm. Soffit is 6400mm x 500mm and 1250mm x 1400mm But both sections of soffit are connected. We were imagining using thin lead and gluing it. Anyone here who could do this? Please message if so...

What we like is the design touches that make for interesting projects. From Bathrooms and Garden makeovers with a wow factor to extensions. Our most recent project with Pensaer was a low carbon build where we swapped out high carbon items for low impact alternatives. (concrete and Steel for 80% lower carbon footings and GluLam. Structural block walls swapped for structural timber for a 2 story extension... Rhys and his team are really nice people and attentive when there are issues to be resolved - which of course there always are! I thoroughly recommend them as a firm.

In response to this experience we no longer use subcontractors and have reduced our workload so as to be able to maintain standards.   7. Dear all, East Dulwich Forum Legal Hive mind...... If a company is contracted out to do works, can a resident refuse to allow them to continue - where that resident has not made the contract? Details: A friend of mine is a leaseholder and has been presented with a charge for maintenance and renovation works.... The contract for the works is between a social housing management company and the contractor. I am a builder and the charges he mentioned I know to be ?500% above competitive market rates on average. The charge Flat roof repair using a fibreglass system is 800% more than market rates... So, Both the Leaseholders and the social housing company will have to pay massively over the odds if the works continue. I have flagged this with officers in the department, flagged it with various councillors. Question for the Hive mind: Is there a legal way a tenant or leaseholder can refuse to let third party contractors onto their property? Second. Where the faulty works have caused water damage, can this be grounds for tenants refusing to let contractors on their premises?

  9. Hello, I have a tricky building conundrum and wanted to ask the advice of Structural engineer/ fellow builders/ Steelworkers/ carpenters.. On our current build the architect has designed some external decorative fins - 200m x 50m x 3m long vertically. Either side of the sliding doors they will be fixed to brickwork - which would avoid warping issues. However in front of the Sliding door - half of it, the fins will be placed vertically at 350mm centres. I'm reliably informed by the guys at Whitten timber that they will be subject to warping at this length - even if only 2200mm is in front of the glazing. The client has specified American/European oak. At present I am thinking of some kind of sheet steel with re-enforced bars welded to the inside to make lightweight rectangular columns - then clad this in thinner sections of the oak all around (the outside section of the steel must be partly open to allow the possibility of fixing through to the brickwork using chemfix). Alternatively we could possibly use WBP ply and clad in Oak.... Could anyone recommend a system? Any Advice? I want it to look spanking in the end and I don't like having to return to things that have gone wrong.

  11. This is my Big Shout out for a local decorator, Peter Alan Morris. Pete is an excellent decorator who is clean, tidy, circumspect, able to identify problems and has a keen eye for detail. Pete has worked on many projects with me over the years and I can thoroughly recommend him as a great decorator. As an example Pete helped to renovate some massively rotten windows that really should have been replaced. Not only did they get renovated well, they are still fine well over 17 years later and no one has had to re do them. That?s a testament to dedication to a task.   12. Party Wall award question... Hello, we are a building company and are constructing in a side alley and abutting a neighbours house wall. Hyde Housing own next door. To avoid Thames water drain issues and a long party wall process. I designed a cantilevered system so there is no weight or fixings on the neighbour?s wall or the drain below. So the party wall stuff amounts to weathering - fitting lead to prevent any stuff damaging either property. My surveyor is going to charge me effectively full surveyor fees to make the party wall letter of ?1800. For grinding in a bit of lead into the neighbours wall. The cantilevered system is made so there are no fixings to the neighbour?s wall. So my client is being charged ?1800 for a drawing, few photos and a letter referring to a law.. Hyde?s surveyor will no doubt charge the same. So its ?3600 for lead flashing. To be honest, although this is not my cost, it makes me really angry. What is this?? This is half a day?s work for our surveyor: a draughtsman takes measurements i provide, surveyor writes a letter. ?1800. The other surveyor takes some pictures, reads the report. Writes a letter. ?1800. What can i do about this? As i understand it there is no legal requirement for a party wall surveyor to be qualified. Which means i could get anyone to do the stuff for my client. Pay them a couple of hundred. Then my client only gets stung by Hyde's Surveyor. Am i correct?

  15. The scaffolding firm I am using on the loft conversion we are about to finish has failed repeatedly to take it down. With the rain, this is now damaging the building.   17. Floor sander firm Recommendation: Hello, I am writing to give a recommendation for Lee who recently sanded floors on one of my company?s renovation projects. The quality of the finish is the best of any sanded floor I have ever seen by miles. Miles and miles. It was a bit of a "wow" moment when I saw it. The kit Lee uses is the best machinery available in Europe and the best products for finishing. Virtually no dust whatsoever - I do not have to Hoover the coving as I usually do.   18. Update. We have met with Trading Standards who are going to introduce the householder to roofers for quotes. Our ideal objective is to get the roof sorted at no extra cost to the householder. The co artists were asking ?25000 for the roof. They scammed ?7500 out of the poor chap. As things stand i have appealed to local materials suppliers for stuff at a discount. We're still looking to secure the labour and materials for as little as possible... Any help or advice greatly appreciated Best, Matthew Hanson
  19. Hello, This is a request for help for something in my local area. It's an appeal for materials and labour from builders and roofers. On my local forum (I love SE4) a story has been posted regarding a dodgy outfit who have ripped of an elderly man for thousands of pounds and left him without a roof. Yes you read that right, without a roof. It has felt left but no battons or slate. From what I gather the poor soul was bullied into accepting this deal and handed over a large amount of cash. This is awful. It's been reported to Trading Standards and the police but as the guy has no roof there's no time to spare. I've decided to donate some labour to the project, which needs to be turned around quickly. I'm looking for builders and roofers in the area and beyond who may have spare materials that are willing to donate. If you are up for helping even better. The Builders had then told him that quite a lot of work was needed and once again without him agreeing to the works they erected some scaffolding and told him the roof needed replacing as a matter of urgency as it was leaking into his neighbours house (This wasn't the case) My neighbour sadly believed what they were telling him and I think he was slightly intimidated so they started removing the roof tiles as well as the render on the dwarf walls between the roofs. On the first day of the works to the roof they demanded that he pay them a significant sum of money running into thousands of pounds which he felt he had no option but to do so. The next day they demanded a further even larger sum but when he went to the bank to withdraw the second amount the cashiers were suspicious and they contacted trading standards. Trading Standards told the builders to stop working immediately and they are currently trying to help find reputable contractors to replace the roof, however this will not be cheap. My neighbour was left with all of his roof tiles on the pavement as we think the builders did not pay the skip company as they started filling the skip, then the driver came back and told them to empty it and took away the empty skip. It is almost certain that my neighbour didn't need a new roof in the first place but maybe needed some repairs to the guttering and some of the flashings to the roof but has currently been left with jet felt on the roof, having paid an excessive amount for the work carried out to date. To make matter s worse Lewisham Council have advised that the scaffolding is not safe and we don't even know who put it up as there is no board. It has been an absolute nightmare as my neighbour is 80 years old and now has no roof, luckily some of our neighbours have paid for a skip to remove the tiles and we are now looking to help him replace his roof. As my neighbour has unfortunately already lost a lot of money we are trying to reach out to the local community to help with the costs; We have set up a "gofundme" page where any donations would be most appreciated. gofundme.com/2nvchrz8 We would also be grateful if any local roofers would be happy to offer their skills/time to help, one of my neighbours is a competent builder but not a roofer, my husband is also planning to help although he is not skilled in this area.   20. Thank you Lee.. She's not blaming me. I just wanted to sort it out and get it off the books (I felt bad about causing a leak) hence my offer to pay for it even though i was certain it was a latent pre existing condition. I sent one of my guys in to bleed and balance the radiators prior to the power flush which helped in part.
  21. Hello, I thought I'd ask on here for the advice of plumbers regarding a power flush. Recently I removed a radiator to wallpaper the wall behind. Wallpapered and re fitted the radiator. After leaving the client noticed many of the radiators were not heating up properly. My question is this: Can removing one radiator cause a whole system to become dysfunctional? Further info: I neglected to tighten one valve on the rad and caused a leak. (I fixed this of course) The filling loop was faulty - and leaked. Can opening a filling loop if done correctly cause a leak? The reason I ask is because my explanation to the client of what has happened was not believed. I.E. That existing much in the system predating my work was churned up in the re filling and blocked other radiators. I feel I am not responsible for the muck as in my experience this can happen when modifying a system if it is not power flushed regularly. I have paid for the power flush, which I do not feel I should have to do. The power flush of course worked. Many thanks for any responses, Regards, Matthew
