Smallish job, would suit a sole trader rather than a Lordship Lane Carpets type company...

It's certainly a risky strategy, as well as ticking everyone off, the gazunderer risks losing the property and also their costs incurred during the process e.g. legal & survey. It's hard to mitigate against but I always think that if you're desperate to sell, don't ever convey that to your estate agent, as that info more than likely gets passed on to potential buyers. You should be doing that regardless of whether gazundering is happening or not, as it will affect the offers you receive... That's correct. Some agents have policies in place to 'discourage' gazundering and gazumping, but ultimately it comes down to the morals of the buyer...

As with Brexit, everyone who votes for Reform isn't a racist, but I'm confident in saying that the vast majority of racists will vote for Reform, like they did with Brexit. So, anyone who considers themselves as non-racist but is considering or will vote for Reform, needs to ask themselves why is that the case? Why do you never hear Reform promoting equality/anti-racism? Instead, Farage is now copying Trump with anti-DEI (Diversity, Equity, & Inclusion) rhetoric. It can't be any clearer where Reform stands when it comes to such issues...

Doesn't surprise me, the same demographic voted heavily for Brexit while the media would have you believe it was solely the Red Wall that did for Remain. Of course, Farage & Tice are classic examples of that demographic. I read somewhere that a lot of it is driven by boredom and mischief, the thrill of being a disruptor. Let's hope that by the time they start soiling their beds, there's some poor souls still left in the NHS/Care System to wipe their bony backsides. On that subject, at the last GE a Reform voter was asked how would they personally pay for health care if Reform privatised the NHS as Farage has proposed. ''Oh, I'm sure they will look after us somehow''. And we're not supposed to call Reform voters thick?...

Every time I read one of Jazzers North Korea style propaganda rants, I remind myself that he thinks Kemi Badenoch is the solution...

''He caused chaos in this country with his put down of everything British and his many dismal words about the effects of Brexit on this country.'' What utter tosh. Carney had to mitigate the effects of Brexit caused by plastic patriots like Farage. For example, immediately after the 2016 Brexit vote the BoE had to intervene fiscally by dropping interest rates and increasing QE in order to prevent the economy from taking a big hit. They were unable to prevent the £ from crashing at the time, and it has since been worked out that the effect of that alone caused a circa £900/year hit to each UK household, which equates to the UK @ £450m/week. There's reams of data out there that shows the economic damage Brexit has caused to the UK. Here's one looking at business investment, admittedly not very sexy but kinda important if you want to achieve economic growth. It's clear to see that prior to 2016 we had reached parity with some of our main rivals, but since then we've flatlined. All that Brexit has achieved is to win the race to the bottom. There's a reason why Farage never brought up Brexit at the last election, he knows himself it hasn't delivered on any of the promises, quite the reverse in fact. Labour, stupidly, by saying they can make Brexit work have in effect given Farage a Get Out of Jail Free card...

Thanks, my first high score of the season, with 7 matches to go it's doable (just over +2pts each week) but history is in LadyG's favour, hopefully she's feeling giddy over Arsenal's win last night and that will put her off!...
