Well. I've finally done the unthinkable. I've left East Dulwich/Peckham borders and the rat race after 20 lovely years. We've moved to Shropshire to set up a small b&b in the sticks. I shall miss you all, despite a few differences! So we hope to open by end September. ?100 a night, but for East Dulwichians, a 20% discount so long as you keep us up to date on local gossip! I'll never forget my spat with Strafer Jack which ended outside the Palmerston with hugs, and many other heated debates (I was usually in the wrong - ha ha). End of an era. Sigh. All the best to all of you. I shall miss your wonderful sense of humour especially - I particularly loved the 'why are people not rifling through my bins' thread recently. Hilarious. Do PM me to ask for details. It's lovely here. But I'll be checking in on you every day for quite some time.

That attitude is the main reason most new businesses fail.


Owners don't want to open up early..


They only want to open 3-4 days a week..


.. for a couple of hours when they feel like it.


Then blame high rents..


If you are paying high rents, make the most of it. Stay open for as long as you can..

What's the point of paying rent when you are closed.


If you want to get rich, you have to work for it. You won't get rich in 3 - 6 months.

Not even in East Dulwich.

I did not want to take on a 14 year lease and my shop was converted into flats.


I went back into telecoms (after being head hunted)from 1994 - 2008. Bought a new house .. Rented out my flat.

An income of 60k back then was better than if I had kept the shop on.

Retired at 56.


Have not looked back. Enjoying my retirement .

Hee hee Maxxi! It's already descended into chaos and bitter recriminations! Oh how I shall miss it! Thanks to all wishing me well. The nearest Waitrose to me is in Hereford I believe - an hour's drive away. I sense in my bones it will be in Ludlow soon enough. I did an intensive two-day course in how to run a b&b over the weekend with a local expert. Worth every penny. All I need to make guests' stay perfect and how to market myself, especially at the beginning. Invaluable. One couple on the course were from Clapham - the exodus has started...

    • The person behind the till won't know about whether or not an assignment of their lease has been purchased by a company like Tesco.  Poundland was sold for a nominal fee so it's unsurprising that the location may close soon. As well, for what it's worth, someone working in the shop is likely to have their job impacted by the shop closing, so having loads of people going and asking them about the potential closing of their shop isn't really nice. "Hey, hear you'll be out of a job soon. Know much about that?" The best resource you all should be using for queries about planning details of new shops is the council's website. As was stated on the first page of this post, there's an application lodged for multiple changes at 29-35 Lordship Lane with the client as Tesco. They wouldn't lodge these plans unless it was happening, or at least extremely likely to happen.    The application is on the council's website here: https://planning.southwark.gov.uk/online-applications/applicationDetails.do?keyVal=SVW246KBKF500&activeTab=summary 
    • It's a notice about a licence, but the only name on it is Poundland.
    • What did the notice on the front door say? The planning applications currently being considered clearly refer to Tesco Stores Ltd.  The signage for above the entrance says "Tesco Express". I can't imagine the two companies combining in the same space 😉  
    • I will find out. Haven't been up there yet!
