Hello, we have a Ground floor/basement space available in lovely 4 bedroom family house in East Dulwich.


Two large double rooms one features a lovely fireplace with all period features and is the larger of the two. The other benefits from lots of natural light and backs directly onto the garden a nice place to study and work. You have your own brand new fully fitted bathroom complete with toilet, bath, shower and sink. Plenty of hall space for storage as well. ?1050 including all bills.


The property features a lovely old English green garden which you have direct access too from the basement. This would work well for pet owners and I would be more than happy to take on someone with a beloved pet.


The Kitchen is the only shared area but has all the mod cons - oven, microwave, fridge, freezer and washing machine. The house itself is very artistically done full of books and items from around the world. It's very much a home nothing clinical about it. We both take great pride in making it the best it can be.


A little about the two of us, (Emily and Theo) early 30s couple both hard working professionals, Very house proud and constantly striving to improve the space so it?s the best it can be. Looking ideally for a Monday to Friday let who fits into the relaxed atmosphere of the house. We have two cats Phyllis and Milo who are both lovely and friendly so expect ample affection from both.


For anyone who doesn't know the area- East Dulwich is a picturesque and cosmopolitan area. We are spoilt for choice in terms of restaurants bars and coffee houses. Well connected with transport links, buses, trains and tube. East Dulwich station is 15 mins and north Dulwich 10 mins , Kings college hospital is a mere 15 mins away with the 185,40,176 just 5 mins from the house. I commute to Shepherd?s Bush everyday I?m just under 45 mins.

    • Well if not housing with a bit of social attached, perhaps a local supermarket or a restaurant/ chain food place. Can’t think of anything else  that would for the bill unless a private dentist or even something like Tessa Jewel to serve that section. Pity that skate park might go - guys and gals put so  much work into it but have to  move with times. Community centre?  Anyone have any other ideas? Nice to explore….. Meant Jowel - not Jewel… 
    • I have noticed this year that those plants of mine that 'berry' have berry-ed up excessively this year, particularly the mahonia. Old wives tales suggest this would suggest a harsh winter is in the offing - it will be interesting to see if this saying bears fruit (see what I've done there?). 
    • That totally passed  me by- agree with  you totally - think  she must be going thru a bad patch - as Jazzer has mentioned somewhere else, has totally changed her tune but saying that, we all have bad  days and need to get things off our chest. Moving on….never been a fan of Croydon myself - use to have to relocate clients there years  - like everywhere some nice parts and some  not so nice. Not a place  I would go to for a mooch or shopping myself.
    • Thanks Penguin. It could be a coincidence. But after years of road safety being on the local agenda they finally put the crossings in months before Dulwich Estates regain the lease on The Grove.   The Estate understands there is strong local interest in improving this area and we hope to be in a position to share some exciting updates in the near future. The temporary skatepark will remain unaffected. “Temporary skatepark” is telling.
