We've saved hard to get a kitchen extension. It's a bog standard terraced house on Hindmans Rd and what I'd love to know is why the range of builders quotes are unlike anything else on earth for sheer diversity.


We've received 4 quotes so far, based on detailed plans and engineers spec and they come out at ?32k, ?40k, ?70k and ?85K.


You've heard it before but seriously...why? Is it "Dulwich tax"? Anyone else been through the pain and got some tips?

It's more likely to be a reflection of the builder's current workload.


If they've already got jobs on they'll have to subcontract which creates a great deal of hassle. The bid is high as a reflection of the fact that there's two sets of margins to pay, and the builder doesn't need the business. For the builder it's a no lose gamble - if they sucker you then they're laughing, if they don't get it they don't care.


I'm guessing you're extending the side return out? 30k to 40k sounds the right area.

Totally agree. Don't forget that a builder who's desperate for work may cut prices a little too close to the bone in the hope of getting the work. If he then gets something more lucrative you could find your job sidelined so be wary of the lowest quote.
