Hi,


I started this thread on the Residential section but with no response, maybe more luck in this section.


We are looking to rent and possibly buy a house on Half Moon Lane (Herne Hill end). What is it like to live on this road? Is it too busy and noisy? Is it safe and desirable road? Will it be difficult to sell in the future because it's on an A road?

It is relatively busy and noisy in rush hours.The houses at the HErne Hill end are pretty big. I think the prices reflect they are on a busier rd than say Burbage rd, but in my opinion it is a safer rd. The 37 goes past and it is safer walking back on this road than the surrounding quieter rds. You can check the police web sites for statistics. I dont think houses sell very often because they are big family houses and people live there for a long time.

The houses at the Herne Hill end of Half Moon Lane now go for ?2-?2.5m and are pretty large - busy at the front but nice gardens at the rear . Further down, opposite the gardens of Delawyk Crescent you are talking ?1m. The North Dulwich end is environmentally to my mind more pleasant. Many of the houses have been extensively refurbed in the last few years, you may just be able to find a do-er upper if you are lucky. Away from the lane, the streets in the North Dulwich triangle are lovely and quiet. Again , the houses are ?950k-?1,3m depending on size, 2 bed flats around ?400k. generally decent environment .


Half Moon Lane itself is busiest around school run time and rush hours, but it's never crazy busy or too loud. Good double glazing / secondary glazing and you will be fine. It's pretty quiet after 8pm. The North Dulwich roads are obviously quieter.


In the 7 years i've lived around the lane, i've never seen any "trouble" and it has always felt safe to me. The 24 hour bus service is really convenient too!

    • Yes, I was stopped in my tracks last week by a rat that had joined a number of pigeons feeding off some food left for the birds on the path around the lake.
    • Leave the rats and squirrels alone  
    • And they could cull the rats too!  Perhaps they could come to a deal with Gala 😁  Ps I expect that the rats feed off food dropped throughout the year, and still see people feeding the ducks with bread.  
    • Like most festivals these days, Gala  were using those heavy, hard plastic reusable cups that you pay a dsposit for.  It would be a pretty serious wind to blow those out of bins.
