Side Return Extension Design Services Needed!

Hello!

My fianc? and I have had an offer accepted on a Victorian Terrace on Ivydale Road- it has had the same owner for the past 70years and has no central heating and needs complete rewiring and basically a lot of work!

We want to start by knocking through the kitchen and doing a side return extension, putting in a downstairs loo and separate utility room if possible.

Although I know many terraces have side returns these days as we want to put in a downstairs loo and utility I think some proper architectural drawings are necessary but have no idea what to expect in terms of pricing for this.

Does anyone have any recommendations for local architects who have done this sort of thing for them?

Also any recommendations for builders who have done side returns?

Any help much appreciated. Its all very exciting (if a bit scary!)

    • thanks Jenijenjen and all - yes, i remember walking or taking the bus from the elephant (where i was working) to Camberwell to get there.  I think Tim - who's still at Franklin's -  was there in those days, and the woman who ran the cafe!  Other food places that i remember fondly are the ones in Neal's Yard (with the Hunkin sculpture that you could put a coin in ) and the basement lunch place at the Tottenham Court Road junction with Hanway Street...

    • People working in shops should not be "attempting to do the bill in their head." Nor if questioned should they be  trying to "get to an agreeable number." They should be actually (not trying to) getting to the correct number. I'm afraid in many cases it is clearly more than incorrect arithmetic. One New Year's Eve in a restaurant (not in East Dulwich but quite near it) two of us were charged for thirty poppadoms. We were quite merry when the bill came, but not so merry as to not notice something amiss. Unfortunately we have had similar things happen in a well established East Dulwich restaurant we no longer use. There is also a shop in East Dulwich which is open late at night. It used not to display prices on its goods (that may have changed). On querying the bill, we several times found a mistake had been made. Once we were charged twice for the same goods. There is a limit to how many times you can accept a "mistake".  There is also a limit to how many times you can accept the "friendly" sweet talking after it.
