How many toilets needed to let a property?

What is the regulations for toilets per head for a household (not HMO). So for me to let a house to a household of 10 people, what is the min legal requirement for toilets and baths ? I am looking at Lambeth in particular if that makes a difference.

You need to comply with HMO regulations. Get in touch with Lambeth

If you're letting out a property to that many people, you need to be fully aware of ALL regulations (fire alarms etc)

But HMO are for letting to more than one household. If it is the same household, i.e a 6 bed for a 10 person household/family, would this still be a HMO?

Our 4 bedroom house has 2 toilets and bathrooms - these were here in the early 1970s before we purchased the property.

Maximum number of people staying at our place is usually 6 - 8 and 2 toilets are on the go most times and we could do with a 3rd.

The HMO may be a distraction. All tenancies are covered by the Fitness for Human Habitation Regs. See link

More simply -- contact environmental health in Lambeth (if the property is in Lambeth) and ask them.

I think you just have to think flexibly when the Building Regs Compliance Officer comes round to their inspection.
