  4. i do not think you have understood the spirit or intent. that is for people staying over away from the main home. even though he has been away from his home for a period - agreed by LL - his main home is still that. returning to your home is not part of the overnight regulation. might be wrong - but it would go against housing laws and regulations. if he comes and goes, again when he goes away from his home then he is in theory breaking regulations, not when he comes back. but again how this is enforced, who knows... it's about the relationship between you and the lodger, legally the only thing you can do is evict him by giving him valid notice, but hope it does not come down to that. Hope you find an agreement anyway
  5. ok then no one broke any regulations then - but it's his main home so it would not come under the "overnight ban" Also, you can if you wanted to, and hopefully not, evict him as lodgers do not fall under the protection granted by government regulations in halting evictions for 3 months due to the pandemic. if you were to evict him you would just have to abide by the contract you have with him - written notice. As he is an excluded occupier you wont need to go to court. short answer is that there is no regulation preventing him from coming back and it should be between you two to find an agreement on what is most sensible. hope that helps
  6. if its his main dwelling then of course - he was breaking the regulations by going away not by coming back.
  7. Italy according to what they have declared has 1200 circa deaths and 1400 recoveries. The rest are still active so we don't know what the outcome will be, eg or recovery or death. May be wrong, might be interpreting starts differently.
  8. If you want updated figures go to https://www.worldometers.info/coronavirus/ It updates each time a nation declares its figures. Italy death rate, death vs recovered is over 40%. UK has had 20 people recovered and 11 deaths... These percentages will go down as more people recover but still higher than 1% that has been floating around.
  9. Many thanks, will have to look for a photo not sure I have one. But I have registered the theft, jokes on them though as brakes were broken and was going to and fix them today!
  10. my bicycle was stolen from our front porch yesterday night. it had two locks. IT was a white viking bike - on Underhill road near dunstans. anyone see anything? I suppose it's impossible to even do anything!
  11. many thanks, however it seems there is no regulation for non HMO's. Thanks
  12. Made of Dough still my current favourite in Peckham. All pizzaioli are Italian and pizza are very close to real deal. Franco Manca best price/quality. 500 Degrees very good but prefer the herne hill location. Pizza Pick up very good but not great price/quality wise.
  13. But HMO are for letting to more than one household. If it is the same household, i.e a 6 bed for a 10 person household/family, would this still be a HMO?
  14. What is the regulations for toilets per head for a household (not HMO). So for me to let a house to a household of 10 people, what is the min legal requirement for toilets and baths ? I am looking at Lambeth in particular if that makes a difference.
  15. i too live in SE22 and had some problems with Virgin broadband. they have confirmed the above but also told me the following; The part of the network you are connected to gets congested at peak times because of very heavy traffic. In some instances its when part of the network is over subscribed. We are working on upgrading the cabinets in your area to improve the service Estimated end date: 25 DEC 2019 00:00. Prashant at 12:31, Jun 5: You will get the credit for the same as per the Ofcom's credit policy again not sure if you have to call to claim or if done automatically
  16. you can simply refuse to pay the bill. The landlord fixing and spending money on repairing the boiler (unless broken by the tenant(s)) falls under the landlord?s repairing obligation outlined in s11 of the Landlord and Tenant Act 1985. If this trundles on, the landlord could seek a money judgement, which you can defend through the civil courts/MCOL procedure. The landlord may also seek to recover this from the deposit, which you could then challenge via the nominated alternative dispute resolution service of the deposit scheme being used for the tenancy.

  19. Hi all I am advertising on behalf of a family business in Valencia who have hundreds of fields of oranges. They have been dealing for many years successfully in Spain, which is a testament to the quality of oranges produced, but now want to export their oranges to mainland europe, where the Valencia Orange is well known. However many supermarkets sell Valencia oranges that are grown in Egypt or other parts of the worlds. We are offering authentic Valencia Oranges. They also can export Organic oranges if this is what is desired. Being a local of ED I thought it would benefit some local businessess and so would encourage you to get in contact with me. For any further information please let me know. Thanks FS
